Wenn Sie eine Wohnung mieten, m\u00fcssen Sie unter anderem die Mietgarantie oder Kaution (oder auch Garantiedepot genannt) bezahlen. Worum handelt es sich dabei genau?<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Eine nicht obligatorische, aber h\u00e4ufige Kaution<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Haben Sie eine Mietwohnung gefunden, die Ihren Vorstellungen entspricht? Auch wenn eine Mietgarantie nicht gesetzlich vorgeschrieben ist, ist es sehr wahrscheinlich, dass der Vermieter von Ihnen die Zahlung einer Kaution verlangt. Dies ist f\u00fcr ihn eine Versicherung, die sowohl einen Ausfall der Mietzahlungen als auch Besch\u00e4digungen abdecken kann.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Das luxemburgische Recht setzt hier eine Grenze: Der Vermieter darf von Ihnen keine Kaution in H\u00f6he von mehr als drei Monatsmieten verlangen. Die Kaution ist jedoch eine hohe Summe, die Sie zus\u00e4tzlich zur ersten Monatsmiete und eventuellen Maklergeb\u00fchren zahlen m\u00fcssen.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Hilfen f\u00fcr die Zahlung der Mietgarantie <\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Wenn Sie noch am Anfang Ihres Berufslebens stehen und Ihre erste Wohnung mieten m\u00f6chten, ist es oft schwierig, eine Kaution zu bezahlen. Gl\u00fccklicherweise k\u00f6nnen Sie verschiedene Hilfen in Anspruch nehmen, um diese Kosten zu decken.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Wenn die Wohnung nicht vertragsgebunden ist, haben Sie Anspruch auf staatliche Unterst\u00fctzung f\u00fcr die Finanzierung einer Mietgarantie. Sie kann maximal 573 \u20ac betragen, gilt aber nur f\u00fcr Wohnungen, deren Miete 1.368 \u20ac (ca.) und ein Drittel des Einkommens des Mieters nicht \u00fcbersteigt. Sie ist an weitere Bedingungen gekn\u00fcpft, wie z. B. die Unterzeichnung eines Hinterlegungsvertrags bei einer Bank.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">In Luxemburg kann Ihnen die Bank selbst helfen, indem sie entweder die Summe, die der Kaution entspricht, auf einem Konto blockiert (dies wird als Bankgarantie auf erste Anforderung bezeichnet) oder eine einfache Bankgarantie anbietet: Das Institut verpflichtet sich, dem Vermieter die Summe, die ein s\u00e4umiger Mieter schuldet, bei Vorlage der Forderung zu zahlen.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Die Mietgarantieversicherung<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">F\u00fcr Mieter gibt es noch eine weitere M\u00f6glichkeit: Sie k\u00f6nnen eine Mietgarantieversicherung bei einer spezialisierten Versicherungsgesellschaft abschlie\u00dfen. Statt mehrere Monatsmieten vorzustrecken, zahlt der Mieter eine j\u00e4hrliche Pr\u00e4mie. Im Falle eines im Vertrag festgelegten Ausfalls zahlt der Versicherer dem Vermieter eine Entsch\u00e4digung.
