Mieten: 1000\u20ac Miete f\u00fcr ein Studio<\/strong><\/span><\/h2>\n\n\n\n

In diesem Herbst 2018 muss man im Gro\u00dfherzogtum durchschnittlich 1.486 \u20ac pro Monat f\u00fcr die Miete einer Wohnung und 2.740 \u20ac f\u00fcr ein Haus rechnen. <\/strong>(alle Fl\u00e4chen zusammen).<\/span><\/p>\n\n\n\n

In den letzten 12 Monaten sind die durchschnittlichen Mietpreise im Vergleich zu den Vorjahren st\u00e4rker gestiegen. Konkret stiegen die Mieten f\u00fcr Wohnungen um 5% und die f\u00fcr H\u00e4user um 6%. Mit Ausnahme von H\u00e4usern mit 3 und 4 Schlafzimmern betraf dieser Anstieg alle Arten von Wohnungen und H\u00e4usern. Nun ist eine neue Schwelle \u00fcberschritten: F\u00fcr eine Einzimmerwohnung in Luxemburg muss man heute mit einer durchschnittlichen Miete von 1009 Euro rechnen.<\/span><\/p>\n\n\n\n

Es ist zu beachten, dass die Region Centre allein die Mehrheit der Mietanzeigen des Landes auf sich vereint. Und insbesondere die Stadt Luxemburg, was zur Folge hat, dass die durchschnittlichen Mietpreise nach oben gezogen werden.<\/span><\/p>\n\n\n\n

Verkauf : Auf dem Weg zu einem beschleunigten Preisanstieg?<\/strong><\/span><\/h2>\n\n\n\n

Im September 2018 sollten Sie im Durchschnitt ein Budget von 460.983 \u20ac f\u00fcr den Kauf einer Wohnung und 764.860 \u20ac f\u00fcr ein Haus einplanen. <\/strong>(alte Immobilie - alle Fl\u00e4chen).<\/span><\/p>\n\n\n\n

Der durchschnittliche Quadratmeterpreis f\u00fcr eine Altbauwohnung liegt in diesem Herbst 2018 hingegen bei 5 390 Euro. F\u00fcr ein Haus muss man nun 4.308 Euro pro Quadratmeter einkalkulieren.<\/span><\/p>\n\n\n\n

Es gibt einen Anstieg der ausgewiesenen Verkaufspreise um 8% f\u00fcr Wohnungen und um 9% f\u00fcr H\u00e4user, die in den letzten 12 Monaten zum Verkauf standen. Wie bei den Mietpreisen ist auch hier der Anstieg st\u00e4rker als im vorherigen Zeitraum 2016-2017. K\u00f6nnte dies ein Zeichen f\u00fcr eine Beschleunigung des Preisanstiegs sein? Auch wenn das Signal noch schwach ist, sollte dieser Trend beobachtet werden.\u00a0 <\/span><\/p>\n\n\n

Neubau: Weiterhin starke Nachfrage im Zentrum<\/strong><\/span><\/h2>\n\n\n\n

Die Durchschnittspreise f\u00fcr neue Wohnungen setzen ihren Aufw\u00e4rtstrend fort. Im September 2018 muss man f\u00fcr den Erwerb einer neuen Wohnung ein durchschnittliches Budget von 558.204 \u20ac einplanen. <\/strong>alle Fl\u00e4chen zusammen, was einem Anstieg von 6 % in den letzten 12 Monaten entspricht. <\/span>
Der Quadratmeterpreis f\u00fcr eine neue Wohnung erreicht 6.250 \u20ac.  <\/span><\/p>\n\n\n\n

BERECHNUNGSBASIS: Die oben und im atHome Magazin dargestellten Statistiken basieren auf den Preisen, die in den zwischen September 2017 und September 2018 auf atHome.lu ver\u00f6ffentlichten Anzeigen angezeigt wurden.
