Der absetzbare Betrag kann je nach Situation variieren, ob das Geb\u00e4ude bereits vom Eigent\u00fcmer bewohnt wird oder nicht.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Effektiv, wenn das Geb\u00e4ude nicht <strong>noch nicht besetzt<\/strong>Die Zinsen f\u00fcr Immobilien k\u00f6nnen <strong>voll abzugsf\u00e4hig<\/strong> von der Steuererkl\u00e4rung bis zum Einzug des Steuerpflichtigen in die Wohnung.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Im Gegensatz dazu wird der Abzug von Immobilienzinsen <strong>gedeckelt<\/strong> sobald die Immobilie <strong>vom Steuerpflichtigen bewohnt.<\/strong> Diese richten sich nach dem Datum, an dem das Geb\u00e4ude bezogen wurde.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">So gelten f\u00fcr die Steuererkl\u00e4rung in Luxemburg seit 2017 folgende H\u00f6chstgrenzen:<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Bei<strong> das Jahr der Besch\u00e4ftigung<\/strong> dann f\u00fcr die <strong>5 nachfolgende Jahre<\/strong>Die Zinsen f\u00fcr Immobilien k\u00f6nnen <strong>bis zu 2.000\u20ac abgezogen.<\/strong> Die <strong>5 folgende Jahre<\/strong>k\u00f6nnen Sie Folgendes abziehen <strong>1.500\u20ac der Steuererkl\u00e4rung<\/strong> dann sp\u00e4ter <strong>1000\u20ac Passivzinsen f\u00fcr Immobilien<\/strong> abzugsf\u00e4hig sein werden.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">F\u00fcr jede Person im Haushalt die Obergrenze <strong>wird erh\u00f6ht<\/strong> durch seinen eigenen Betrag.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Zum besseren Verst\u00e4ndnis bieten wir Ihnen zwei Beispiele:<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Beispiel 1 :<\/strong><\/span><\/h3>\n\n\n\n<p><span style=\"color: #000000;\">Am 6. Mai 2017 erwarben zwei Ehepartner mit ihren beiden noch minderj\u00e4hrigen Kindern ein Einfamilienhaus. Sie haben am 6. Mai 2017 einen Immobilienkredit aufgenommen, um ihr Haus zu finanzieren, was zu einer Zinsbelastung von 9500\u20ac gef\u00fchrt hat. Seit diesem Tag bewohnen sie ihr Haus.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\"><strong>In diesem Fall betr\u00e4gt die Obergrenze f\u00fcr absetzbare Immobilienzinsen : 4 x 2000\u20ac = 8000\u20ac<\/strong>.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Beispiel 2 :<\/strong><\/span><\/h3>\n\n\n\n<p><span style=\"color: #000000;\">Eine dreik\u00f6pfige Familie nimmt Anfang 2020 einen Kredit auf, um ihr Haus zu finanzieren. Dieser Kredit generiert Zinsen in H\u00f6he von 14.000\u20ac. Die Familie zieht am 30. Juni 2020 in ihr Haus ein, dessen Bau gerade abgeschlossen wurde.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\"><strong>So die absetzbaren Immobilienzinsen: 12.980,83\u20ac (6.980,83\u20ac + 6.000\u20ac)<\/strong><\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><span style=\"color: #000000;\">1<sup>er<\/sup> Januar 2020 - 1<sup>er<\/sup> Juli 2020 (182 Tage): 14.000\u20ac x 182\/365 = 6.980,83\u20ac.<\/span><\/li><li><span style=\"color: #000000;\">02. Juli 2020 - 31. Dezember 2020 (183 Tage): 2.000\u20ac x 3 = 6.000\u20ac.<\/span><\/li><\/ul>\n\n\n\n<p><span style=\"color: #000000;\"><strong>Der Abzug von Immobilienzinsen ist mit taxx.lu ein Kinderspiel!<\/strong><\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Um Ihr Immobiliendarlehen in Ihrer Steuererkl\u00e4rung in Luxemburg, Formular 100, anzugeben, gehen Sie auf taxx.lu zum Formular \"Steuerliche Situation\". Sie m\u00fcssen dann nur noch das entsprechende K\u00e4stchen in der Kategorie \"Immobilien im Jahr 2020\" ankreuzen.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">F\u00fcllen Sie im Anschluss daran das Formular \"Immobilien\" aus, mit dem Sie die Zinsen f\u00fcr Immobilien abziehen k\u00f6nnen. Alle erforderlichen Informationen finden Sie auf der j\u00e4hrlichen Bescheinigung Ihrer Bank.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Geben Sie einfach das Datum Ihres Einzugs auf <a style=\"color: #000000;\" href=\"https:\/\/taxx.lu\/?locale=de\">taxx.lu<\/a> wenn Sie Ihre Immobilie im Laufe des Jahres bewohnen.
