In einer Wohnung gibt es viele Risiken, aber wenn ein Schaden in einer Eigentumswohnung auftritt, kann die Sache kompliziert werden. In der Tat ist die Versicherung eines solchen Geb\u00e4udes doppelt wichtig. Die Hausverwaltung muss eine Sammelversicherung f\u00fcr die gemeinsamen Teile abschlie\u00dfen, d. h. f\u00fcr die Eingangshalle, das Treppenhaus bzw. die Treppenh\u00e4user, den Parkplatz, die L\u00fcftungs- und Heizungsanlagen usw. Wenn es sich bei den Bewohnern um Eigent\u00fcmer handelt, ist es auch m\u00f6glich, sich f\u00fcr einen globalen Kollektiv-Mehrgefahrenvertrag zu entscheiden.<\/span><\/p>\n<h2 style=\"text-align: justify;\"><span style=\"color: #000000;\"><strong>Im Falle eines Schadens<\/strong><\/span><\/h2>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">Jeder Schaden in einer Eigent\u00fcmergemeinschaft muss innerhalb von f\u00fcnf Werktagen nach dem Ereignis gemeldet werden, im Falle einer Naturkatastrophe innerhalb von zehn Werktagen. Danach ist es Aufgabe des Verwalters, die Dinge in die Hand zu nehmen und die Ursache des Schadens zu ermitteln. Ein Wasserschaden in einer Wohnung kann zum Beispiel durch ein Leck in den Gemeinschaftsr\u00e4umen verursacht worden sein. Da ein Klempner mit der Untersuchung beauftragt wird, h\u00e4ngen die Kosten davon ab, was er findet: Sie werden wie der gesamte Schaden von der Versicherung des Bewohners gedeckt, wenn die Ursache im Privatbereich liegt, und von der Versicherung der Eigent\u00fcmergemeinschaft, wenn die Ursache im Privatbereich liegt. Was die Instandsetzungsarbeiten betrifft, so sind diese vom Bewohner oder der Hausverwaltung zu tragen. Dasselbe gilt, wenn ein Feuer ausbricht: Experten werden an den Ort des Geschehens entsandt, um die Verantwortlichkeiten zu kl\u00e4ren. Bei gemeinschaftlichen Teilen entspricht die Entsch\u00e4digung dann dem Wiederherstellungswert.
