Renting: how to prepare your file?

The demand for rental flats in Luxembourg City is high. To stand out from the other candidates, you need a solid file. We explain how to prepare your rental file and convince your future landlord that he should rent his property to you.

Provide a more than complete file

To give yourself the best chance, in addition to the list of mandatory documents to rent a flat, you can add optional documents that will anticipate the landlord's requests. Do you have guarantors? In this case, mention them and indicate the link that binds you to these people, their income... Better still, include in your file a letter that they have written in which they agree to act as guarantor or joint guarantor. Other documents can give you an advantage: a letter of recommendation from your former landlord stating that you have always paid your rent on time, a document attesting to your seniority within your company, etc.

If you are submitting a paper application, invest in a small binder that will stand out from the traditional folders. Start your application with a cover letter stating why you are looking for a flat or why you want to rent this particular flat... Do you work for a reputable employer? Mention it! If you are a non-smoker and do not have any pets, this will also be a big advantage. After reading your application, the landlord should know enough about you so that there is no doubt about the quality of your application.

The last very important point is the visit! During the visit, don't hesitate to ask questions about the property to establish a relationship with your contact. However, be careful not to appear too intrusive. Once the visit is over, be quick to pass on your file and do not hesitate to contact the owner or the estate agent to reiterate your interest.
