It is useful for both the landlord and the tenant and avoids many disputes when the rented property is returned to the landlord.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Why do we need to do a site survey?<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Although it is not compulsory, the drawing up of an inventory of fixtures is very common when renting a flat or a house. Both parties benefit from drawing it up. The landlord, in the case of damage not resulting from normal use of the property. The tenant, if the property he is about to rent has defects.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">The checklist to make sure you don't forget anything<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Heating, the condition of the taps, the cleanliness of the paintwork and floor coverings, but also the presence of damp patches... are all elements to which you must pay attention.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Before you meet with the landlord or estate agent, take the time to make a complete list of items to check. Don't forget the cellar, the garage, the balcony and any other rooms or outbuildings that are listed on the rental agreement. When you arrive at the property, use this list to make sure you don't forget anything.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Using a model document<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">The real estate agency will provide an inventory of fixtures document to be completed. In the case of a rental between individuals, it is recommended to use a standard document such as the one issued by the ULC (Union Luxembourgeoise des Consommateurs). Once completed and signed by both parties, the entry inventory of fixtures document should be attached to the <a href=\"https:\/\/www.athome.lu\/blog\/blog\/le-contenu-du-contrat-de-bail\/\" target=\"_blank\" rel=\"noopener\">lease contract<\/a>.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Taking pictures<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Do not hesitate to take photos and attach them to your rental file. This can be very useful, especially in the case of a small defect that could get worse: tiles coming loose, wallpaper peeling off, etc. It is also a good way of proving the existence of damage before you move in: knocks on a wall, scratched door, etc.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Check that all equipment is working properly<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Checking household appliances, radiator valves and shower heads should also be given serious attention. For example, make sure that the oven and refrigerator are working, that the radiator valves are all present and in working order... The same goes for the intercom and the bell on your flat door.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">When you leave your home, the condition report will be an excellent basis for helping you to distinguish between what was damaged while you were there and what was damaged when you arrived.
