The image of the hurried seller, divergent communication, the complexity of the visit schedule... what if having several service providers does not help you sell faster?<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Exclusive mandate or not: the dilemma<\/span><\/strong><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">While some argue that competition develops excellence, others think that the single mandate is a guarantee of motivation for the estate agent. A debate that is still causing a stir.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\">Is it dangerous to grant exclusivity for the sale of your house?<\/span><\/h3>\n\n\n\n<p><span style=\"color: #000000;\">No, if you follow some common sense advice and select your professional carefully. Before choosing an estate agent, it is advisable to ask for several estimates of the sale price of the property. As with a call for tenders, compare! For example, agencies that advertise a price that is too low or too high in relation to the market price will be rejected.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Be aware that choosing an exclusive mandate will not limit the offers. Contrary to popular belief, having more than one mandate does not increase your chances of selling!<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Why choose an exclusive mandate?<\/span><\/strong><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Consistency in posted prices, targeted communication, a single point of contact... Long decried, the exclusive mandate seems to be attracting more and more followers. It has 3 major advantages:<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\">Personalized sales work<\/span><\/h3>\n\n\n\n<p><span style=\"color: #000000;\">The exclusivity contract ensures that real estate professionals are paid for their work. Therefore, real estate agencies often offer a whole range of services dedicated to exclusive mandates: careful communication, increased visibility, etc.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\">Smoother communication<\/span><\/h3>\n\n\n\n<p><span style=\"color: #000000;\">It's not always easy to find your way around when the advice of service providers differs. To raise or lower the price? To accept a negotiation or not? For visits too, a problem arises... should you agree to joint visits or to allocate specific time slots for each agency? Choosing a single agent makes it possible to agree on essential criteria such as the price, the negotiation margin, the sales time... and to convey a single message to visitors and on the various communication channels chosen.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\">Staying consistent on prices<\/span><\/h3>\n\n\n\n<p><span style=\"color: #000000;\">It is not uncommon to see a property listed at different prices.
