{"id":11018,"date":"2018-04-10T13:35:21","date_gmt":"2018-04-10T12:35:21","guid":{"rendered":"https:\/\/www.athome.lu\/blog\/?p=11018"},"modified":"2022-05-11T17:37:31","modified_gmt":"2022-05-11T15:37:31","slug":"real-estate-prices-continue-to-increase-in-luxembourg","status":"publish","type":"post","link":"https:\/\/www.athome.lu\/blog\/en\/marche-immobilier\/prix\/le-prix-immobiliers-continuent-daugmenter-au-luxembourg\/","title":{"rendered":"Property prices continue to rise in Luxembourg"},"content":{"rendered":"<p><span style=\"color: #000000;\">atHome.lu presents the main trends in property prices in Luxembourg in spring, published in <strong><a href=\"https:\/\/www.athome.lu\/blog\/blog\/athome-magazine-les-prix-immobiliers-au-luxembourg-avril-2018\/\" target=\"_blank\" rel=\"noopener noreferrer\">atHome Magazine April 2018<\/a>.<\/strong><\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Rental: Rental prices remain stable in Luxembourg&nbsp;&nbsp;&nbsp; <\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\"><strong>At the beginning of 2018, it is necessary to count on average 1 385 \u20ac per month for the rent of a flat and 2 498 \u20ac for a house in the Grand Duchy <\/strong>(all surfaces combined).<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Over the last 12 months, rental prices have remained stable for flats (+1%). Smaller areas - studios and one-bedroom flats - have seen the biggest increases, respectively +5% and +4%. The average rent for a studio in Luxembourg is now 935 euros.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Rental prices for houses have increased more strongly, with an observed increase of 6% in rents. This increase is mainly due to the so-called \"small\" 2-bedroom houses, for which an increase of 9% is observed.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Note: the Centre region alone accounts for 59% of the country's rental ads.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Sale : Older flats pass the \u20ac5000\/m2 mark<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\"><strong>In March 2018, the average cost of buying a flat was \u20ac434,701 and \u20ac729,516 for a house <\/strong>(old property - all surfaces).<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">We observe an increase of 3% in the posted sales prices for flats, and 5% for houses for sale over the last 12 months. It should be noted that regional disparities are very strong, whether for flats or houses, going from simple to double between the North and the Centre region.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">The average price per square metre of an old flat in Luxembourg has risen to 5,137 euros in spring 2018. For a house, the price is now 4,099 euros per square metre.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">37% of the properties offered for sale are located in the Centre and South regions, which remain the most attractive regions for people wishing to buy in Luxembourg.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Nine :<\/strong> <strong>Demand remains strong in the Centre<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Average prices for new flats continue to rise. <strong>In March 2018, an average budget of \u20ac530,437 was required to purchase a new flat <\/strong>The price of a new apartment has risen to \u20ac6,307 per square metre, an increase of 4% over the last 12 months. The price per square metre of a new flat reached \u20ac6,307. &nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Demand for new properties remains strong, particularly in the Centre region where searches account for 42% of the total on atHome.lu.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\"><em>BASIS OF CALCULATION: The statistics presented above, and in atHome Magazine, are based on the prices displayed in the ads published on atHome.lu between March 2017 and March 2018.
