However, to qualify for this total financing, you must meet certain conditions and provide guarantees. We'll tell you what they are!<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Funding at 110 %<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">If you do not have any personal contribution to finance a flat or a house, then you must take out what is known as a 110 % loan. This type of loan allows you to finance the entire property and the associated costs (registration fees, deeds, administrative costs, etc.).<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">The absence of a personal contribution is therefore not necessarily an obstacle to becoming a homeowner, as some banks will grant 110% financing if they obtain guarantees.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>The conditions to be met to buy without a deposit&nbsp;<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">To be able to borrow without a down payment, the buyer must follow the same rules as for traditional financing with a down payment. In particular, they must have a stable job and be in a healthy financial situation. <\/span><br><span style=\"color: #000000;\">The debt ratio (the 33% rule) and the concept of the \"reste \u00e0 vivre\" are also to be considered and do not change for a total financing. However, the borrower will have to present a guarantee.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Guarantees to be provided to buy with no deposit&nbsp;<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">To finance a property project without a deposit, there are two distinct solutions:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><span style=\"color: #000000;\">The first option is to use the mortgage line on another personal or family property. The bank will then check the value of the property and register a mortgage guarantee to make up for the lack of contribution.<\/span><\/li><li><span style=\"color: #000000;\">The second solution is the use of a <a href=\"https:\/\/www.athome.lu\/blog\/blog\/demander-une-garantie-de-letat-pour-son-pret-immobilier\/\">state guarantee<\/a>. By saving about \u20ac300 per year without withdrawing any money from the account for three years (note that the three years start when the account is in credit by \u20ac240), the state can act as guarantor up to \u20ac130,000, which will substitute for the contribution.<\/span><\/li><\/ul>\n\n\n<section id=\"section-3-14695\" class=\"ct-section\" ><div class=\"ct-section-inner-wrap\"><div id=\"div_block-4-14695\" class=\"ct-div-block\" ><div id=\"new_columns-7-14695\" class=\"ct-new-columns\" ><div id=\"div_block-8-14695\" class=\"ct-div-block\" ><div id=\"div_block-14-14695\" class=\"ct-div-block\" ><\/div><\/div><div id=\"div_block-9-14695\" class=\"ct-div-block\" ><h1 id=\"headline-11-14695\" class=\"ct-headline\">What are the property prices at the moment?<\/h1><div id=\"text_block-12-14695\" class=\"ct-text-block\" >Prices are slowing down.
