{"id":13141,"date":"2022-06-30T09:29:17","date_gmt":"2022-06-30T08:29:17","guid":{"rendered":"https:\/\/www.athome.lu\/blogpro\/?p=13141"},"modified":"2024-04-23T10:20:09","modified_gmt":"2024-04-23T08:20:09","slug":"athome-magazine-prices-set-to-stagnate","status":"publish","type":"post","link":"https:\/\/www.athome.lu\/blog\/en\/pro\/actualites-athome\/athome-magazine-une-stagnation-des-prix-en-vue\/","title":{"rendered":"atHome Magazine: Price stagnation in sight?"},"content":{"rendered":"<h3><\/h3>\n<h2>A slowdown in <a href=\"https:\/\/www.athome.lu\/blog\/blogpro\/les-prix-immobiliers-en-2022\/\">price<\/a> in all regions<\/h2>\n<p>With\u00a0<strong>+3.0% over the last 6 months<\/strong><strong>,<\/strong>\u00a0the old property market is slowing down in Luxembourg.\u00a0<strong>Overall growth is divided by 2.<\/strong><\/p>\n<ul>\n<li><strong>North and East\u00a0<\/strong>are experiencing a\u00a0<strong>significant slowdown.<\/strong><\/li>\n<li><strong>Central and Western<\/strong>\u00a0observe a\u00a0<strong>Moderate slowdown.<\/strong><\/li>\n<li><strong>The South\u00a0<\/strong>remains\u00a0<strong>stable<\/strong><\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"normal alignnone size-medium wp-image-13153\" src=\"https:\/\/www.athome.lu\/blog\/blog\/wp-content\/uploads\/2022\/06\/20f5ec64-carte-prix-immo-2022-athome_10jm0jl000000000000028-300x300.png\" alt=\"card \" width=\"300\" height=\"300\" srcset=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2022\/06\/20f5ec64-carte-prix-immo-2022-athome_10jm0jl000000000000028-300x300.png 300w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2022\/06\/20f5ec64-carte-prix-immo-2022-athome_10jm0jl000000000000028-150x150.png 150w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2022\/06\/20f5ec64-carte-prix-immo-2022-athome_10jm0jl000000000000028-12x12.png 12w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2022\/06\/20f5ec64-carte-prix-immo-2022-athome_10jm0jl000000000000028.png 706w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/p>\n<p>In detail, these are\u00a0<strong>the evolution of the price per m\u00b2 per region for old properties, over the last 6 months:<\/strong><\/p>\n<ul>\n<li>Centre :\u00a0<strong>+2.6%<\/strong>\u00a0(compared to +5.2%)<\/li>\n<li>North :<strong>\u00a0+2.5%<\/strong><strong>\u00a0(compared to +13%)<\/strong><\/li>\n<li>South :\u00a0<strong>+4.7%<\/strong>\u00a0(compared to +5.5%)<\/li>\n<li>East :\u00a0<strong>+2.7%<\/strong><strong>\u00a0(compared to +10.8%)<\/strong><\/li>\n<li>West :\u00a0<strong>+3.9%<\/strong>\u00a0(compared to +7.4%)<\/li>\n<\/ul>\n<p>The agents, promoters and experts interviewed for our survey expect growth to stabilise at around\u00a0<strong>3% to 5% per year in the long term.<\/strong><\/p>\n<div id=\"lp-pom-text-652\" class=\"lp-element lp-pom-text nlh\">\n<h2>What the experts say: Tensions in the market<\/h2>\n<\/div>\n<div id=\"lp-pom-text-653\" class=\"lp-element lp-pom-text nlh\">\n<p>In the year 2022, two phenomena are coming together and leading to a strong tension on the real estate market:<\/p>\n<ul>\n<li><strong>The post-Covid recovery\u00a0<\/strong>had led to a rise in material prices in the face of very strong global demand;<\/li>\n<li><strong>The war in Ukraine\u00a0<\/strong>is currently disrupting supply chains and leading to further increases in material, transport and energy prices.<\/li>\n<\/ul>\n<p>As a result,<strong>materials prices\u00a0<\/strong><strong>have\u00a0<\/strong><strong>increased from 15% to 20%<\/strong>\u00a0since the start of the war in Ukraine. This mainly concerns steel, concrete, tiles and wood. They should continue to rise in the coming months.<\/p>\n<h2>What the experts say: \"Prices will continue to rise, but at a slower pace\".<\/h2>\n<p>Faced with a still very strong demand on the market, one of the main problems is the supply of housing, which is itself blocked by the supply of land.<\/p>\n<p>\"The cost of owning land is very low in Luxembourg\", explains Julien Licheron, researcher at LISER (Observatoire de l'Habitat). \"<strong>Our challenge is to\u00a0<\/strong><strong>mobilise land<\/strong>\"he continues.<\/p>\n<p>Clearly, a lot of building land is available. But they are held by owners who have no tax incentive to sell them. Thus, little housing is being built. Prices are rising.<\/p>\n<p>For Julien Licheron, the recent drop in demand will not be significant enough to reverse the price curve.
