But <strong>the sales process doesn't stop there<\/strong>. There are still a few steps to go before you receive the money for the property in your bank account.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\">1. The sales agreement<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">This is the first step in your commitment to each other: <strong>the signature of this document formalises the agreement you are making with the buyer of your property<\/strong>. It precedes the visit to the notary and <strong>aims to reassure both parties<\/strong>.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>To be valid and protective, the preliminary sales agreement must :<\/strong><\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li><span style=\"color: #000000;\">Mention the identity of the parties<\/span><\/li><li><span style=\"color: #000000;\">Description of the property<\/span><\/li><li><span style=\"color: #000000;\">The selling price<\/span><\/li><li><span style=\"color: #000000;\">Terms of payment<\/span><\/li><li><span style=\"color: #000000;\">A penalty for non-compliance with the contract<\/span><\/li><li><span style=\"color: #000000;\">Suspensive clauses (such as obtaining a bank loan for the buyer).<\/span><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">To find out more about the clauses that must be included in a compromise, please consult <a href=\"https:\/\/www.athome.lu\/blog\/blog\/les-clauses-du-compromis-de-vente\/\">this article<\/a>.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><span style=\"color: #000000;\">Make sure that you provide all the necessary documents to identify the property when you sign the compromis.<\/span><\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\">2. The visit to the notary<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Once <strong>the compromise signed and the suspensive clauses (such as obtaining a bank loan) lifted<\/strong>you can<strong> notarise the sale<\/strong>. The notary is a public officer: he is responsible for...<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><span style=\"color: #000000;\">check that you are the owner of the property for sale<\/span><\/li><li><span style=\"color: #000000;\">check that you are able to sell it<\/span><\/li><li><span style=\"color: #000000;\">carrying out the procedures for registering the sale with the authorities<\/span><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">If you sell as a <strong>you can contact the notary of your choice<\/strong>. Otherwise, your <strong>real estate agent will be able to recommend one to you<\/strong>.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>\ud83d\udca1 Good to know:<\/strong> <\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">In Luxembourg, <strong>the registration fee is 7% of the sale price of the property<\/strong>. The <strong>Notary fees are 1%.<\/strong> These fees are <strong>at the expense of the purchaser<\/strong>. You will not have to pay anything at this stage.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\"><strong>Once the deed of sale has been signed, the buyer can enjoy the property he or she has committed to buying.<\/strong> You will no longer own the property.
