That's fine. But first ask yourself the right questions. With this precondition: buying a property to be renovated without knowing precisely, even before signing the purchase contract, what you are exposing yourself to could lead to very unpleasant surprises, or even, in extreme cases, force you to resell, probably at a loss. Renovating or having a property renovated is not a trivial act.<\/span><\/p>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">The priority will therefore be to visit the property for sale with an expert who will be able - because he has the skills that you do not have - to judge the real state of the house and the work to be carried out, with a cost range. And this takes into account the requirements of the energy passport, which may involve, without you realising it, work that is as heavy as it is very expensive. This is because, while some things may be obvious, others are only visible to these professionals, in all areas (structure, insulation, electricity, plumbing, heating, etc.). Once this assessment has been carried out, you will need to draw up a fairly precise outline of the changes you would like to make and therefore an estimate of the cost. It is only after these two imperative steps that you can make an informed decision to buy.\u00a0<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Light or heavy<\/strong><\/span><\/h2>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">In addition to everything related to energy standards, there are two types of renovation.<\/span><\/p>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">Firstly, light renovation. It will not concern the structure of the house itself nor the essential equipment (electricity, plumbing). It is more a question of restoring the property to the state you want in terms of painting and light refurbishment. Plus, no doubt, the replacement of the kitchen and sanitary facilities, again according to your tastes. And you should be accompanied by specialists for the small transformations. Be aware, however, that even a light renovation can lead to substantial costs, even if you do all or part of it yourself.<\/span><\/p>\n\n\n\n<p class=\"has-text-align-left\"><strong><a href=\"https:\/\/www.athome.lu\/blog\/blog\/4-conseils-pour-gerer-votre-budget-renovation\/\" target=\"_blank\" rel=\"noopener noreferrer\">4 tips for managing your renovation budget<\/a><\/strong><\/p>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">Secondly, heavy renovation, which we will focus on here.<\/span><\/p>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">It is important to reiterate: this major renovation requires a prior assessment, which will not forget the sound environment. This assessment will have to analyse any problems linked to the ground, which will manifest themselves in cracks, rising damp in the walls, etc. Taking a close look at the other buildings on the site will also be a valuable indication, since if these problems appear there too, it is because the whole area is on non-homogeneous ground. On the other hand, if only the property you are interested in shows these signs, they are specific to the terrain of that property and may be due to the fact that the terrain is a poorly compacted fill, that it has been reworked after earthworks, etc. Not all cracks automatically mean serious problems, but they should be analysed carefully. There, a multitude of signs which, for you, would be insignificant or of which you would not even be aware, also make it possible to determine the real state of the property and the work to be done. These signs include deformed ceilings and floors, the state of the water and electricity systems, joints between the masonry, falling plaster and flaking paint, black and\/or saltpetre marks, cracks, windows that do not close properly, deformed woodwork, etc.<\/span><\/p>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">A careful examination of all coverings, carpentry, tiles, will also provide valuable information, with the presence of the same signs. There are also tricks that can be used to find out, for example, whether a surface is damp, whether a tile is well bonded or whether a material has been waterproofed. To name but a few.<\/span><\/p>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">Finally, the examination of the equipment (electrical installation, plumbing and heating) will be just as valuable. Without going into detail here, it should be noted that, for electricity, he will focus on the head of the installation (meter and panel), the wires, the earthing, the respect of the protection distances (in the bathrooms), the calibration of the fuses according to the section of the wires.<\/span><\/p>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">On the heating side, the first step is of course to analyse the appliances, the ventilation (which is imperative in the case of any combustion device), the heating water circuits and the chimneys.<\/span><\/p>\n\n\n\n<p class=\"has-text-align-left\"><span style=\"color: #000000;\">As for the plumbing, there is a very simple way of finding out whether or not there is a leak in the installation: turn off all the taps and see if the meter is still running. The state of the pipes is of course part of what we would call a property audit. If the pipes are still made of lead, they must be replaced because lead is highly toxic.
