Who will look after your pets, if you have any, or keep your house or flat alive if you are away for a long weekend or a long stay? This is often a headache. And yet it has a simple and practical answer: home-sitting.<\/strong><\/p>\n\n\n\n

What is home sitting?<\/h2>\n\n\n\n

An idea that originated in the United States, but which - a quick glance at the Internet is enough to convince you - has now found its way to the Old Continent. This idea was born out of the problem of looking after pets while their owners are on holiday - whether it's a simple city trip or a long journey - and it quickly became all the rage. And it's so simple that it's a bit like Columbus' egg: why not entrust the animals to people to whom you lend the house when you're away? People you may not know but who - of course! - must be trustworthy. And to whom, in this way, one offers the possibility of travelling and having a holiday without having to pay for a hotel or accommodation.<\/p>\n\n\n\n

How can we be sure that these people, whom we may well not know at all, are trustworthy? Once again, it is very simple: you just have to contact one of the many associations that bring together candidates and which, through their internal regulations - because there is no legislation on home-sitting in any country - ensure that they are trustworthy. They also clearly establish what can and cannot be asked of the occupants, who are required to act as 'good fathers'. Since they are not, of course, liable to be bent over backwards and receive no payment. Some of the associations and organisations - to which researchers and, sometimes, applicants pay a membership fee or some form of contribution to the costs - also have insurance policies that cover the home-sitters and the property to which they go. But not all of them. Because it is true that homeowners' insurance may well be sufficient. In my case, a simple phone call to my broker was enough for me to know that I had nothing to worry about in this respect. All the more so as I had already warned them, which is a precaution that is advisable and which can, if necessary, lead to a special contract. Especially since we also left a car at your disposal. For two reasons. One is personal, because we have known these people for several years through e-mail exchanges - to the point of being able to talk about friends; the other is practical, because we live in a rural area and without a car it would be difficult to go shopping.<\/p>\n\n\n

What are the property prices at the moment?<\/h1>
Prices are slowing down. Interest rates are rising. What are the trends for the coming months?<\/div>Read the analysis<\/a><\/div><\/div><\/div><\/div><\/section>\n\n\n

First, look around<\/strong><\/h2>\n\n\n\n

As you can imagine, our case is a bit special. It's home sitting without actually being home sitting. Pierre and Jeanne, who came to us specially from Quebec with their truculent accent, we met them several years ago on an Internet travellers' forum, while looking for advice on South-East Asia. And we have remained in close contact. But when I went to pick them up on a station platform in Luxembourg, it was still a discovery. In the meantime, they had told me that they are members of an association of candidate home-sitters. Last year, they were in Normandy, for home-sitting.<\/p>\n\n\n\n

These details of our experience are not without reason. Because you can also look in your circle of acquaintances to find the occupants. If, in addition, the house (or flat) is located in a pleasant setting and\/or a region worth visiting, you will undoubtedly find candidates. Even if it is of course a question of how long you will be away.<\/p>\n\n\n\n

Is it even necessary to point out that the overwhelming majority of home-sitter candidates are pensioners or pre-pensioners? They have the necessary time and the system allows them to travel at a lower cost.<\/p>\n\n\n\n

If home-sitting has therefore almost immediately extended from the simple care of animals to that of a property, it has also given rise to two other mechanisms. First, there is the pure and simple exchange, a kind of reciprocal home-sitting. Many home-sitting organisations also offer this possibility. Secondly, the \"couch-sitting\" mechanism. The principle is a little different here: it is a matter of providing free accommodation to travellers.<\/p>\n\n\n\n

Be well informed<\/strong><\/h2>\n\n\n\n

Before going through an association or a company - because some have turned it into a business - it is important to be well informed.<\/p>\n\n\n\n

For example, some companies ask for payment for the home-sitter. Whereas, generally, associations do not ask for anything and it is obviously this option that should be taken into consideration.<\/p>\n\n\n\n

As there is no legislation, you should also look at the agreements offered between home-sitters and owners by the organisations and the insurance cover.<\/p>\n\n\n\n

The agreements can vary quite a bit. The minimum required is always to take care of the animals if there are any, to maintain the plants and to occupy the house for a minimum of time, just to dissuade burglars. Not forgetting, of course, the basics of taking out the letterbox and putting out the rubbish. If you have a garden, common sense maintenance can also be requested, possibly for a minimum payment, but this will also depend on the home-sitter. I know some people who want to maintain the garden for pleasure.<\/p>\n\n\n\n

As far as insurance is concerned, things can vary depending on whether you live in Luxembourg, Belgium or France. In Belgium, simply informing our broker was enough for our insurance to be valid. In Luxembourg, the contacts we made indicate that there are some differences in interpretation and it is therefore necessary to see on a case-by-case basis, via your broker or your insurer. In France, we were told that, due to the lack of legislation, most property owners' insurers would not cover the home-sitter. The solution is therefore to draw up a contract yourself, or to demand that the organisation providing the home-sitter make a contract available to you, stipulating the date and duration of the stay, recourse in the event of problems involving the home-sitter's responsibility, possible compensation if the commitment to home-sit is not respected, etc. This is obviously in the spirit of common sense, since - to mention just one example - if your dishwasher breaks down during your absence, the home-sitter is not necessarily liable, unless he or she deliberately misused it (which would have to be proven, and even then he or she would have to have had access to the instructions for use...). This contract will take the form of civil liability cover, generally called a holiday clause, so that any damage caused by the home-sitter is covered.<\/p>\n\n\n\n

That said, it should be remembered that most of the time, simply notifying your insurer is enough to establish cover. You will need to provide the name and contact details of the home-sitter, and some companies may ask for a certificate of good conduct or an extract from a criminal record.<\/p>\n\n\n\n

It should be noted, however, that if you go through a home-sitting company (and not an association), its civil liability insurance will be engaged for any damage, provided that the company's liability can be established.<\/p>\n\n\n\n

Finally, if you are a tenant in the property you occupy, there is nothing to prevent you from home-sitting. Provided that your landlord agrees and that you provide proof of insurance.<\/p>\n\n\n\n
