Everyone has their own criteria, but in real estate too, it's all a question of priorities and sometimes you have to go a little further and consider things that you didn't realise at the start. Here is a checklist to help you choose your new flat.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>The high floors<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">They are reputed to be brighter and quieter, but of course they are also the most expensive! If your budget is tight, consider visiting a ground or ground floor, you will benefit from the discount that applies to the lower floors. Moreover, today's decorating techniques allow you to create very intimate and warm environments even on the ground floor.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Open spaces<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">If a balcony, terrace or garden is not your priority and you already know that you will not need it, then opt for another flat because open spaces increase the price.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Noise<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Everyone is sensitive to this in their own way. What noise bothers you most? Is it car traffic from the street or conversations, children's games, the rolling of rubbish bins...from the inner courtyards? When visiting a flat, with the windows usually closed, it can be difficult to judge the quietness of a flat, so keep your ears open!<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Lift or not?<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">You may not mind the fact that the building does not have a lift when you choose your flat, but try to think ahead if you intend to live there for a few years. You may have children, whose pushchairs will be very heavy once they reach the 3rd floor, but also think that once you reach a certain age your mobility will be reduced and the lack of a lift may prove to be a real handicap.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>The corridors<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">These spaces count in the surface and the price of a flat and very often it is difficult to make them profitable by arranging them in a functional way. So beware of wasted space that reduces the living space.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Access to public transport<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Bear in mind that their proximity is indeed an asset but tends to increase the price of a property. If you never use them, is it worth paying for a service for nothing? Likewise, don't let the fact that a street is always crowded or that parking spaces are scarce stop you from buying a private parking space.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>The proximity and quality of schools<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Likewise, these facilities often have an impact on the price per square metre of a neighbourhood. So this proximity is only important if your children are of school age.
