This lack of a calculation method could easily mislead sellers and buyers as to the real surface area of their homes.<\/span><\/strong><\/p>\n\n\n\n<p><strong><span style=\"color: #000000;\">Since 15 March 2016, this essential concept of living space has been clarified and rules have been established.<\/span><\/strong><\/p>\n\n\n\n<p><span style=\"color: #000000;\">The ILNAS has created a standard relating to the surface area of dwellings, whether they are individual or located in a collective building, new or old. Henceforth, there are rules serving as a basis for calculating the living area in Luxembourg.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What the standard says<\/h2>\n\n\n\n<p>First of all, the standard defines that surfaces must be expressed in m\u00b2 (square metres) within the building.<\/p>\n\n\n\n<p>Secondly, here are some concrete examples of areas that must be included in the calculation of the living area:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The living area includes the water rooms, living rooms, but also the clearances inside the dwelling (an important point that may differ from the calculation in other countries)<\/li><li>It does not include parts of rooms with a ceiling height of less than 2 metres (in some countries this is 1.8 metres). Thus, attics or mezzanines will not count as living space, for example.<\/li><li>It does not include walls, partitions, door and window openings<\/li><li>It does not include the common areas<\/li><li>It does not include terraces, balconies, gardens, cellars and garages<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Why regulate the calculation of living space?<\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Limited to residential dwellings, the standard now offers a common language between consumers and professionals, and facilitates an objective comparison between several dwellings through its comprehensible calculation method.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">This is the first national standard in the field of construction to be drawn up in Luxembourg, and it defines the way in which the living area of a dwelling is actually measured, and more particularly that of a flat located in the attic, or equipped with a mezzanine, or a flat with a balcony, or with a cellar.<\/span><\/p>\n\n\n\n<p>To find out how to calculate the living area of a home in Luxembourg, see <a href=\"https:\/\/www.athome.lu\/blog\/blog\/surface-habitable-comment-la-calculer\/\">this article<\/a>.<\/p>\n\n\n<section id=\"section-3-14695\" class=\"ct-section\" ><div class=\"ct-section-inner-wrap\"><div id=\"div_block-4-14695\" class=\"ct-div-block\" ><div id=\"new_columns-7-14695\" class=\"ct-new-columns\" ><div id=\"div_block-8-14695\" class=\"ct-div-block\" ><div id=\"div_block-14-14695\" class=\"ct-div-block\" ><\/div><\/div><div id=\"div_block-9-14695\" class=\"ct-div-block\" ><h1 id=\"headline-11-14695\" class=\"ct-headline\">What are the property prices at the moment?<\/h1><div id=\"text_block-12-14695\" class=\"ct-text-block\" >Prices are slowing down.
