{"id":7683,"date":"2016-04-14T13:22:28","date_gmt":"2016-04-14T12:22:28","guid":{"rendered":"https:\/\/www.athome.lu\/blog\/?p=7683"},"modified":"2022-05-11T09:42:59","modified_gmt":"2022-05-11T07:42:59","slug":"renting-housing-and-renting-status","status":"publish","type":"post","link":"https:\/\/www.athome.lu\/blog\/en\/louer\/bailleurs\/mise-location-logement-etat-detre-loue\/","title":{"rendered":"Renting: a dwelling in a state of readiness to be rented"},"content":{"rendered":"<p><span style=\"color: #000000;\">Claudia Thirion, a lawyer specialising in real estate law in Luxembourg, provides us with her expertise on practical recommendations before concluding a lease agreement<\/span>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>The lessor's duty to deliver....<br><\/strong><strong>...a flat in good condition<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">When a landlord makes a property available for rent, the landlord must ensure that the property is in good condition.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">This means that the lessor is obliged to carry out, before the beginning of the lease, the repairs or repairs required to deliver the object under lease, even if they are repairs which, in the course of the lease, would be the responsibility of the lessee (Tribunal d'arrondissement de Luxembourg, 26 March 1998, roll no. 56336).<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Claudia Thirion states that the parties may derogate from this rule by means of a clause in the lease contract.
