Do you want to put a property up for sale? We have listed five mistakes you should never make if you want to find a buyer quickly.<\/span><\/p>\n

1- Overvaluing your property<\/strong><\/span><\/h2>\n

The price of your property depends on its condition and that of the property market. A good estimate is a prerequisite for any sale. Perhaps you are thinking of raising the price and then lowering it? This will only serve to waste time, as potential buyers are aware of the market price and will certainly compare.<\/span><\/p>\n

2- Remain focused on price<\/strong><\/span><\/h2>\n

Your house may be the most beautiful in the world, but if it has been on the market for some time, lowering the price will attract buyers who might have spotted it but previously could not afford it. Again, depending on local market prices, this drop should be significant and not be done in (very) small increments. On this subject: being too specific is also a mistake, and the price is displayed in increments of \u20ac5,000 or \u20ac10,000.<\/span><\/p>\n

3- Choose the \"as is and then go\" option<\/strong><\/span><\/h2>\n

It is a miscalculation to think that the new owners will repaint the rooms to their taste anyway. A property sale is most often made on the basis of a crush... which is not likely to be caused by faded wallpaper or faded paint. It is also better to repair small defects rather than hide them. A simple plug in poor condition can be enough to make visitors suspicious of the entire electrical system.<\/span><\/p>\n

4- Do not invest in enhancement<\/strong><\/span><\/h2>\n

One may cringe at the thought of embellishing one's home just to sell it. And yet, the enhancement of the property is necessary. Yes, 2 % of the selling price can be spent on improving your property, with home staging, or on those finishing touches you never bothered to do, and maybe even on fixing the fence.<\/span><\/p>\n

5- Keeping the buyer in the dark<\/strong><\/span><\/h2>\n

That's it, you have a buyer and that's enough! This is another mistake you should not make, as it could lead to unpleasant surprises, such as the cancellation of the sale. Before signing the compromise, you must therefore absolutely know how the buyer will finance the property.<\/span><\/p>\n
