Elle veille \u00e0 garantir \u00e0 ses r\u00e9sidents un environnement de vie optimal, \u00e0 travers un habitat de qualit\u00e9, une mobilit\u00e9 bien pens\u00e9e, des infrastructures modernes et une pr\u00e9servation de ses espaces verts. <\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Situ\u00e9e au sud-ouest du Grand-Duch\u00e9 de Luxembourg, au c\u0153ur de ce que l\u2019on appelle l\u2019ancien bassin minier, la commune de Differdange regroupe quatre localit\u00e9s&nbsp;: Differdange-Fousbann, Lasauvage, Niederkorn et Oberkorn.<\/span><\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/www.athome.lu\/blog\/blog\/wp-content\/uploads\/2017\/11\/differdange2017_2-1024x683.jpg\" alt=\"Mairie de Differdange, Luxembourg\" class=\"wp-image-10487\" srcset=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange2017_2-1024x683.jpg 1024w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange2017_2-300x200.jpg 300w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange2017_2-768x512.jpg 768w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange2017_2-18x12.jpg 18w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange2017_2.jpg 1200w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure><\/div>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Apr\u00e8s avoir enregistr\u00e9 une augmentation importante de sa population jusqu\u2019en 1970 gr\u00e2ce \u00e0 son activit\u00e9 industrielle, Differdange a connu, \u00e0 l\u2019instar de ses communes avoisinantes, la crise sid\u00e9rurgique. Sa population a alors l\u00e9g\u00e8rement d\u00e9clin\u00e9 jusqu\u2019au d\u00e9but des ann\u00e9es 2000. Avant de cro\u00eetre \u00e0 nouveau. \u00ab&nbsp;<em>Il y a 15 ans, Differdange \u00e9tait pour ainsi dire une ville morte. Depuis, les choses ont bien \u00e9volu\u00e9, <\/em>souligne Roberto Traversini, le bourgmestre de la commune. <em>Nous nous sommes reconstruits. Nous avons r\u00e9ussi \u00e0 donner envie \u00e0 nos habitants de rester dans leur commune, mais aussi \u00e0 d\u2019autres personnes de la rejoindre.&nbsp;<\/em>\u00bb<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Avec 25.402 habitants au compteur et un accroissement de la population de 50 % en moins de vingt ans, Differdange pointe en troisi\u00e8me position des communes les plus peupl\u00e9es du Grand-Duch\u00e9, juste derri\u00e8re Luxembourg-Ville et Esch-sur-Alzette. Sur un peu plus de 22&nbsp;km<sup>2<\/sup> vivent en harmonie 104 nationalit\u00e9s diff\u00e9rentes. \u00ab&nbsp;<em>Notre commune affiche un beau dynamisme, mais nous devons maintenant parvenir \u00e0 freiner notre croissance d\u00e9mographique afin d\u2019offrir \u00e0 chacun la meilleure qualit\u00e9 de vie possible et assurer un d\u00e9veloppement harmonieux de nos localit\u00e9s <\/em>\u00bb, pr\u00e9cise Roberto Traversini.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Ma\u00eetriser les projets immobiliers<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Cette croissance d\u00e9mographique engendre en effet un certain nombre de d\u00e9fis, notamment sur le plan immobilier. \u00c0 Differdange, il n\u2019est plus question de cr\u00e9er des logements \u00e0 outrance. Depuis le 1<sup>er<\/sup> octobre 2014, la commune a interdit la destruction des maisons unifamiliales. \u00ab&nbsp;<em>Auparavant, ces logements \u00e9taient remplac\u00e9s par des appartements, ce qui a contribu\u00e9 \u00e0 augmenter le nombre d\u2019habitants, mais aussi \u00e0 faire monter les prix de l\u2019immobilier. Nous avons donc choisi de prendre cette d\u00e9cision, unique au Luxembourg<\/em>&nbsp;\u00bb, explique l\u2019\u00e9lu. Les prix de l\u2019immobilier, s\u2019ils sont en augmentation \u00e0 cause de la forte demande, restent \u00e0 Differdange relativement int\u00e9ressants par rapport \u00e0 ceux pratiqu\u00e9s&nbsp; au Luxembourg. \u00c0 titre d\u2019exemple, le prix de vente moyen d\u2019un appartement&nbsp;ancien est de 4.085 euros du m<sup>2<\/sup>, tandis que la moyenne nationale est de 4.965 euros (statistiques atHome.lu).<\/span><\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/www.athome.lu\/blog\/blog\/wp-content\/uploads\/2017\/11\/differdange-2017_1-1024x683.jpg\" alt=\"Projet immobilier \u00e0 Differdange\" class=\"wp-image-10489\" srcset=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange-2017_1-1024x683.jpg 1024w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange-2017_1-300x200.jpg 300w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange-2017_1-768x512.jpg 768w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange-2017_1-18x12.jpg 18w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2017\/11\/differdange-2017_1.jpg 1200w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure><\/div>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">La commune comprend \u00e9galement 10 % de logements \u00e0 caract\u00e8re social, qui ont \u00e9t\u00e9 d\u00e9velopp\u00e9s en collaboration avec le Fonds Social du logement, mais aussi \u00e0 travers l\u2019agence immobili\u00e8re sociale Kordall, mise sur pied par les communes de Differdange, K\u00e4erjeng, P\u00e9tange et Sanem. \u00ab <em>Nous proposons dans ce cadre des logements \u00e0 co\u00fbts plus mod\u00e9r\u00e9s. Les loyers se situent entre 30 \u00e0 40&nbsp;% en de\u00e7\u00e0 des prix pratiqu\u00e9s dans la r\u00e9gion <\/em>\u00bb, poursuit le bourgmestre.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Depuis l\u2019arriv\u00e9e de l\u2019Universit\u00e9 du Luxembourg \u00e0 Belval, \u00e0 six kilom\u00e8tres du centre de Differdange, et l\u2019\u00e9largissement de l\u2019offre \u00e9ducative aux alentours, avec notamment la Lunex University et la Miami University, plusieurs r\u00e9sidences d\u00e9di\u00e9es aux \u00e9tudiants ont \u00e9t\u00e9 construites. \u00ab\u00a0<em>Pr\u00e8s de 40 studios vont encore sortir de terre d\u2019ici 2019 au c\u0153ur de la r\u00e9sidence S\u00e9quoia, un ensemble socio-familial qui accueillera \u00e9galement 80 enfants de 0 \u00e0 4 ans, dont certains pr\u00e9sentent un handicap<\/em> \u00bb, indique le bourgmestre.<\/span><\/p>\n\n\n<section id=\"section-3-14695\" class=\" ct-section\" ><div class=\"ct-section-inner-wrap\"><div id=\"div_block-4-14695\" class=\"ct-div-block\" ><div id=\"new_columns-7-14695\" class=\"ct-new-columns\" ><div id=\"div_block-8-14695\" class=\"ct-div-block\" ><div id=\"div_block-14-14695\" class=\"ct-div-block\" ><\/div><\/div><div id=\"div_block-9-14695\" class=\"ct-div-block\" ><h1 id=\"headline-11-14695\" class=\"ct-headline\">Quels sont les prix de l'immobilier en ce moment ?<\/h1><div id=\"text_block-12-14695\" class=\"ct-text-block\" >Les prix ralentissent. Les taux d'int\u00e9r\u00eat augmentent. Quelles tendances pour les mois \u00e0 venir ?<\/div><a id=\"link_button-13-14695\" class=\"ct-link-button\" href=\"https:\/\/www.athome.lu\/blog\/blog\/marche-immobilier\/prix\/tendances-2022\/\" target=\"_blank\"  >Lire l'analyse<\/a><\/div><\/div><\/div><\/div><\/section>\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Des infrastructures au service de la jeunesse<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Les plus jeunes peuvent ainsi s\u2019appuyer sur une multitude d\u2019infrastructures. \u00ab&nbsp;<em>Nous accordons une grande importance \u00e0 la jeunesse, \u00e0 son d\u00e9veloppement et \u00e0 son \u00e9ducation,<\/em> assure le bourgmestre. <em>C\u2019est pourquoi nous investissons dans les \u00e9coles, les maisons relais, les cr\u00e8ches.&nbsp;<\/em>\u00bb Differdange regroupe cinq \u00e9tablissements scolaires du fondamental, au sein de ses diff\u00e9rentes localit\u00e9s, ainsi que des \u00e9tablissements d\u2019\u00e9ducation diff\u00e9renci\u00e9e. \u00c0 cela s\u2019ajoute le grand projet d\u2019\u00c9cole internationale qui s\u2019adresse \u00e0 tous ceux qui veulent suivre leur scolarit\u00e9 dans un milieu international. Parmi les projets dans les cartons, on peut encore citer la cr\u00e9ation d\u2019une nouvelle \u00e9cole pr\u00e9scolaire \u00e0 Niederkorn et l\u2019ouverture, tr\u00e8s prochainement, de la nouvelle maison relais sur le campus scolaire Woiwer, qui pourra accueillir 450 enfants.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">C\u00f4t\u00e9 loisirs aussi, Differdange ne manque pas d\u2019atouts. Musique, culture, langues, sports\u2026 il y en a pour tous les go\u00fbts et pour tous les \u00e2ges. Diff\u00e9rentes infrastructures sportives sont install\u00e9es dans chacune des localit\u00e9s. Une piscine r\u00e9cente vient compl\u00e9ter l\u2019offre en la mati\u00e8re, tandis qu\u2019un nouveau hall sportif \u00e0 Niederkorn et un nouveau centre polyvalent d\u00e9di\u00e9 aux \u00e9v\u00e9nements et spectacles doivent \u00eatre am\u00e9nag\u00e9s d\u2019ici fin 2019. Une maison des jeunes de 3.400 m<sup>2<\/sup> vient \u00e9galement de voir le jour au Fousbann, l\u2019ancien stade de l'AS Differdange. \u00ab&nbsp;<em>Le lieu abrite diff\u00e9rents espaces d\u2019accueil, un local informatique, une piste de skateboard amovible, un terrain multisports, une zone barbecue\u2026 <\/em>pr\u00e9cise le bourgmestre. <em>Le projet a \u00e9t\u00e9 men\u00e9 en \u00e9troite collaboration avec les jeunes.&nbsp;<\/em>\u00bb<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>L\u2019\u00e9cologie au c\u0153ur du d\u00e9veloppement<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Outre le d\u00e9ploiement de nouveaux \u00e9quipements, la croissance de la population qu\u2019a connue Differdange ces derni\u00e8res ann\u00e9es a \u00e9galement n\u00e9cessit\u00e9 d\u2019importants investissements en mati\u00e8re de transport. La commune, qui mise pleinement sur la mobilit\u00e9 douce et \u00e9cologique, peut aujourd\u2019hui se targuer d\u2019\u00eatre bien lotie \u00e0 cet \u00e9gard. Trois arr\u00eats de train sont pr\u00e9sents, \u00e0 Differdange-centre, Niederkorn et Oberkorn. L\u2019Universit\u00e9 de Belval, Esch-sur-Alzette et la ville de Luxembourg, notamment, peuvent \u00eatre rejoints tr\u00e8s facilement. Quatre lignes de bus 100&nbsp;% \u00e9lectriques relient \u00e9galement les localit\u00e9s de Niederkorn, Fousbann et Oberkorn avec le centre-ville de Differdange. Ce service, baptis\u00e9 Diffbus, est totalement gratuit pour les habitants et fonctionne de 6h \u00e0 19h chaque jour ouvrable. Les r\u00e9sidents peuvent \u00e9galement se d\u00e9placer en v\u00e9los \u00e9lectriques. Le hub cr\u00e9atif 1535\u00b0, install\u00e9 sur un ancien site industriel, regroupe plus de 40 entreprises qui occupent entre 150 et 180 personnes. L\u2019ouverture du centre commercial Opkorn au c\u0153ur de la ville devrait \u00e9galement contribuer \u00e0 cr\u00e9er de nouveaux emplois.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Malgr\u00e9 son pass\u00e9 industriel, son nouvel essor \u00e9conomique et sa forte densit\u00e9 de population, Differdange veille \u00e0 prot\u00e9ger ses espaces verts, qui repr\u00e9sentent deux tiers de la superficie de la commune. \u00ab&nbsp;<em>Nous avons plant\u00e9 des milliers d\u2019arbres au c\u0153ur de la ville<\/em>. <em>Notre nouveau plan d\u2019am\u00e9nagement g\u00e9n\u00e9ral, qui sera termin\u00e9 l\u2019an prochain, pr\u00e9voit d\u2019instaurer de nouveaux espaces verts et de pr\u00e9server ceux qui existent avant de construire ou d\u2019am\u00e9nager quoi ce soit autour, <\/em>confie Roberto Traversini. <em>Notre r\u00f4le, c\u2019est que les gens se sentent bien dans leur commune.<\/em> \u00bb<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Avec plus de 25.000 habitants, Differdange est l\u2019une des communes les plus peupl\u00e9es du pays.
