{"id":11049,"date":"2018-04-11T14:05:16","date_gmt":"2018-04-11T13:05:16","guid":{"rendered":"https:\/\/www.athome.lu\/blog\/?p=11049"},"modified":"2022-05-11T17:37:03","modified_gmt":"2022-05-11T15:37:03","slug":"cessange-un-quartier-residentiel-a-fort-potentiel","status":"publish","type":"post","link":"https:\/\/www.athome.lu\/blog\/marche-immobilier\/villes\/cessange-un-quartier-residentiel-a-fort-potentiel\/","title":{"rendered":"Cessange: un quartier r\u00e9sidentiel \u00e0 fort potentiel"},"content":{"rendered":"\n<p><span style=\"color: #000000;\">Nich\u00e9 \u00e0 l\u2019extr\u00eame sud-ouest de la ville de Luxembourg, le quartier de Cessange attire une population jeune et active, s\u00e9duite par sa localisation id\u00e9ale dans un cadre naturel pr\u00e9serv\u00e9, \u00e0 deux pas du bouillonnant quartier de Gasperich. &nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Alors que tous les regards sont tourn\u00e9s vers le quartier voisin de Gasperich o\u00f9, \u00e0 l\u2019ombre des grues de chantier, les projets urbanistiques, commerciaux et architecturaux s\u2019encha\u00eenent \u00e0 un rythme effr\u00e9n\u00e9, Cessange jouit encore d\u2019une relative qui\u00e9tude. Id\u00e9alement plac\u00e9, entre ville et nature, jouxtant les zones de Merl, Hollerich et Gasperich, le quartier est appel\u00e9 \u00e0 se d\u00e9velopper dans les ann\u00e9es \u00e0 venir. Sans perdre son caract\u00e8re essentiellement r\u00e9sidentiel et tranquille.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Fin 2017, Cessange comptait 4330 habitants, dont 36 % de nationalit\u00e9 luxembourgeoise et 21 % de nationalit\u00e9 fran\u00e7aise. Suivent ensuite, dans une proportion beaucoup moins importante, les Portugais, Italiens, Belges et Allemands. La population locale est essentiellement compos\u00e9e de personnes actives, qui se situent en majorit\u00e9 dans la tranche 20-50 ans. Mais si, en un an, la population n\u2019a augment\u00e9 que de 162 unit\u00e9s, cela devrait s\u2019acc\u00e9l\u00e9rer \u00e0 l\u2019avenir\u2026<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Quartier \u00e0 faible densit\u00e9<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">D\u2019une mani\u00e8re g\u00e9n\u00e9rale, le quartier de Cessange est aujourd\u2019hui caract\u00e9ris\u00e9 par une pr\u00e9dominance de structures uni- ou bi-familiales. Il est jusqu\u2019\u00e0 pr\u00e9sent l\u2019un des quartiers les moins denses de la capitale. Depuis une dizaine d\u2019ann\u00e9es, des structures plurifamiliales se sont cependant d\u00e9velopp\u00e9es, comme le montre par exemple le lotissement rue Tubis, de part et d\u2019autre de la rue F.W. Engelhardt. Situ\u00e9 \u00e0 proximit\u00e9 imm\u00e9diate de l\u2019\u00e9changeur de la Croix de Cessange, qui permet de rejoindre rapidement les principaux axes autoroutiers du pays, le quartier compte d\u00e9j\u00e0 de nombreux immeubles construits tr\u00e8s r\u00e9cemment ou en phase de construction, id\u00e9aux pour des investissements immobiliers. D'autres projets se concr\u00e9tisent. Le nouveau lotissement du \u00ab\u00a0Domaine du parc de Cessange\u00a0\u00bb devrait s\u2019\u00e9tendre sur une surface d\u2019environ 18 hectares et compter, \u00e0 terme, plus de 40 immeubles d'appartements et plus de 70 maisons unifamiliales. L'ensemble du nouveau quartier s'arr\u00eate en suivant une ligne \u00e0 peu pr\u00e8s parall\u00e8le au ruisseau. Un espace est d'ailleurs pr\u00e9vu entre le nouveau quartier et le ruisseau pour cr\u00e9er le nouveau parc de Cessange, id\u00e9al pour se d\u00e9tendre.<\/span><\/p>\n\n\n<section id=\"section-3-14695\" class=\" ct-section\" ><div class=\"ct-section-inner-wrap\"><div id=\"div_block-4-14695\" class=\"ct-div-block\" ><div id=\"new_columns-7-14695\" class=\"ct-new-columns\" ><div id=\"div_block-8-14695\" class=\"ct-div-block\" ><div id=\"div_block-14-14695\" class=\"ct-div-block\" ><\/div><\/div><div id=\"div_block-9-14695\" class=\"ct-div-block\" ><h1 id=\"headline-11-14695\" class=\"ct-headline\">Quels sont les prix de l'immobilier en ce moment ?<\/h1><div id=\"text_block-12-14695\" class=\"ct-text-block\" >Les prix ralentissent. Au c\u0153ur du quartier, une zone d'habitations moins dense et plus calme a \u00e9t\u00e9 imagin\u00e9e, pour accueillir des maisons mitoyennes, plus \u00e9loign\u00e9es des espaces verts publics mais disposant de jardins priv\u00e9s. Une s\u00e9rie de petits immeubles collectifs fera la transition avec les constructions avoisinantes. En son centre, l\u2019\u00e9cole fondamentale repr\u00e9sente un volume marquant dans le paysage urbain, tout comme l\u2019\u00e9glise et le centre culturel voisin. Construit dans les ann\u00e9es 1950, l\u2019\u00e9tablissement est en cours d\u2019agrandissement pour r\u00e9pondre aux nouveaux besoins. L\u2019annexe accueillant le hall sportif, la salle de musique et divers locaux secondaires a \u00e9t\u00e9 d\u00e9molie afin de faire place \u00e0 la nouvelle extension. La fin des travaux est pr\u00e9vue pour 2019.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Des \u00e9quipements pour r\u00e9pondre \u00e0 tous les besoins<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Les \u00e9quipements collectifs destin\u00e9s aux enfants sont compl\u00e9t\u00e9s par un foyer scolaire rue de Cessange, et diff\u00e9rentes aires de jeu, dont notamment celles situ\u00e9es dans le parc de Cessange. Plusieurs m\u00e9decins exercent sur l\u2019entit\u00e9, dont un m\u00e9decin-g\u00e9n\u00e9raliste, deux dentistes et deux sp\u00e9cialistes (gyn\u00e9cologie et kin\u00e9sith\u00e9rapie). En plus, un laboratoire d\u2019analyses m\u00e9dicales se trouve dans le quartier. Les h\u00f4pitaux et les m\u00e9decins sp\u00e9cialistes pr\u00e9sents sur le territoire de la Ville de Luxembourg sont ais\u00e9ment accessibles en utilisant les transports publics ou la voiture individuelle.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Le quartier de Cessange dispose de quelques clubs o\u00f9 des sports tels que le football, le karat\u00e9, le tennis de table peuvent \u00eatre pratiqu\u00e9s. Un grand centre de sport se trouve au sud du quartier, au-del\u00e0 de l\u2019autoroute A6. A cela s\u2019ajoute le bike park Boy Konen, inaugur\u00e9 l\u2019\u00e9t\u00e9 dernier et qui fait le bonheur de tous les amateurs de deux roues qui aiment sortir des sentiers battus. Une \u00e9cole de musique situ\u00e9e route d\u2019Esch permet de prendre des cours \u00e0 proximit\u00e9 imm\u00e9diate. Le Centre culturel, situ\u00e9 rue Saint Joseph, offre aux habitants du quartier de nombreuses occasions de se r\u00e9unir, de s\u2019entraider et d\u2019apprendre ensemble.<\/span><\/p>\n\n\n\n<h2
