Nous vous expliquons lesquelles\u00a0!<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Le financement \u00e0 110 %<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Si vous ne b\u00e9n\u00e9ficiez d\u2019aucun apport personnel pour financer un appartement ou une maison, vous devez alors effectuer ce que l\u2019on appelle un emprunt \u00e0&nbsp;110&nbsp;%.&nbsp;Ce type de pr\u00eat permet de financer l\u2019int\u00e9gralit\u00e9 du bien et les frais annexes&nbsp;(frais d\u2019enregistrement, d\u2019acte, de dossier\u2026).<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">L\u2019absence d\u2019apport personnel n\u2019est donc pas forc\u00e9ment un frein pour devenir propri\u00e9taire, certaines banques accordent un financement \u00e0 110% s\u2019ils obtiennent des garanties.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Les conditions \u00e0 remplir pour acheter sans apport&nbsp;<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Pour pouvoir emprunter sans apport personnel, l\u2019acqu\u00e9reur doit respecter les m\u00eames r\u00e8gles que pour un financement classique avec apport. Il doit, en particulier, occuper un emploi stable et justifier d\u2019une situation financi\u00e8re saine. <\/span><br><span style=\"color: #000000;\">Le taux d\u2019endettement (la r\u00e8gle des 33%) et la notion du reste \u00e0 vivre sont \u00e9galement \u00e0 consid\u00e9rer et ne changent pas pour un financement total. Cependant, l\u2019emprunteur devra pr\u00e9senter une garantie.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Les garanties \u00e0 apporter pour acheter sans apport&nbsp;<\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Pour financer un projet immobilier sans apport, il existe deux solutions distinctes&nbsp;:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><span style=\"color: #000000;\">La premi\u00e8re option est d\u2019utiliser la marge hypoth\u00e9caire sur un autre bien personnel ou dans son entourage. La banque v\u00e9rifiera alors la valeur du bien et inscrira une garantie hypoth\u00e9caire pour pallier le manque d\u2019apport.<\/span><\/li><li><span style=\"color: #000000;\">La deuxi\u00e8me solution est l\u2019utilisation d\u2019une <a href=\"https:\/\/www.athome.lu\/blog\/blog\/demander-une-garantie-de-letat-pour-son-pret-immobilier\/\">garantie d\u2019\u00e9tat<\/a>.
