Voici tout ce que vous devez savoir.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Immobilier r\u00e9sidentiel : l\u2019importance de la surface habitable<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Le calcul de la surface habitable est r\u00e9gi par une <a href=\"https:\/\/guichet.public.lu\/fr\/citoyens\/logement\/surface-habitable\/surface-habitable\/calcul-surface-habitable.html\">norme<\/a> qui vise uniquement les biens immobiliers r\u00e9sidentiels. Seule une tol\u00e9rance de 5 % en plus ou en moins est accept\u00e9e.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Cette norme a pour but de <a href=\"https:\/\/www.athome.lu\/blog\/blog\/surface-habitable-une-norme-pour-mesurer-la-taille-des-logements\/\">faciliter la transmission d\u2019informations<\/a> entre les diff\u00e9rentes parties : propri\u00e9taires, acheteurs, agents immobiliers\u2026 Elle permet de pouvoir <strong>calculer un prix d\u2019achat au m\u00b2<\/strong> et ainsi faciliter la comparaison des prix de l\u2019immobilier entre plusieurs maisons ou appartements d\u2019un m\u00eame quartier.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Calcul de la surface habitable au Luxembourg<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">La surface habitable correspond \u00e0 une <strong>surface intra-muros<\/strong>. On parle alors de \u00ab surfaces accessoires \u00bb.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Celles-ci comprennent :<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><span style=\"color: #000000;\">Les parties communes, les locaux techniques, les caves, garages et v\u00e9randas non chauff\u00e9s<\/span><\/li><li><span style=\"color: #000000;\">Les m\u00b2 d\u2019une pi\u00e8ce mansard\u00e9e ayant moins de 2 m de hauteur sous plafond (uniquement pour les logements collectifs)<\/span><\/li><li><span style=\"color: #000000;\">Les combles et les mezzanines non am\u00e9nag\u00e9s<\/span><\/li><li><span style=\"color: #000000;\">Les murs, piliers, cloisons, \u00e9l\u00e9ments sous portes ou sous fen\u00eatres<\/span><\/li><li><span style=\"color: #000000;\">La surface habitable (surface utile) se limite aux :<\/span><\/li><li><span style=\"color: #000000;\">Pi\u00e8ces \u00e0 vivre et espaces nuit : s\u00e9jour, dressing, suite parentale, cuisine\u2026<\/span><\/li><li><span style=\"color: #000000;\">Salles de bains et salles d\u2019eau<\/span><\/li><li><span style=\"color: #000000;\">Endroits de circulation : couloirs, halls, escaliers\u2026<\/span><\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"color: #000000;\">Calcul de la surface<\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Pour un bien r\u00e9sidentiel non collectif, le calcul se fait comme suit :<\/span><br><span style=\"color: #000000;\"><strong>Surface habitable d\u2019une r\u00e9sidence \u00e0 cadastre non vertical = Pi\u00e8ces \u00e0 vivre + salles d\u2019eau + endroits de circulation int\u00e9rieurs<\/strong><br><\/span><br><span style=\"color: #000000;\">Dans le cas d\u2019un logement collectif, le calcul est le suivant :<\/span><br><span style=\"color: #000000;\"><strong>Surface habitable d\u2019un logement \u00e0 cadastre vertical = Surface utile \u2013 (surfaces sous pentes de moins de 2 m de hauteur + surfaces couvertes par des cloisons)<\/strong><br><\/span><br><span style=\"color: #000000;\">Cette norme a \u00e9t\u00e9 mise en place pour que chaque acteur dans la vente d\u2019un bien immobilier puisse r\u00e9aliser ce calcul par lui-m\u00eame.
