Tout est mis en \u0153uvre pour pr\u00e9server et renforcer la qualit\u00e9 de vie offerte \u00e0 chaque r\u00e9sident. <\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Compos\u00e9e de six localit\u00e9s, \u00e0 savoir Dondelange, Kehlen, Keispelt, Meispelt, Nospelt et Olm, la commune de Kehlen est implant\u00e9e au sud-ouest du Grand-Duch\u00e9 de Luxembourg. Situ\u00e9e \u00e0 la fois aux portes de Luxembourg-Ville et \u00e0 une douzaine de kilom\u00e8tres seulement de la fronti\u00e8re belge, Kehlen b\u00e9n\u00e9ficie d\u2019une position id\u00e9ale. \u00ab&nbsp;<em>Nous sommes proches de la capitale, de ses opportunit\u00e9s en mati\u00e8re d\u2019emploi et de toutes ses commodit\u00e9s, et en m\u00eame temps, nous vivons dans un environnement privil\u00e9gi\u00e9, en \u00e9tant entour\u00e9s de for\u00eats et de champs&nbsp;<\/em>\u00bb, souligne F\u00e9lix Eischen, le bourgmestre.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Ce cadre de vie agr\u00e9able rend Kehlen et ses environs tr\u00e8s attractifs. \u00c0 l\u2019instar de l\u2019ensemble du pays, l\u2019entit\u00e9 a connu une croissance d\u00e9mographique relativement forte ces derni\u00e8res ann\u00e9es. Le territoire regroupe pr\u00e8s de 6.000 habitants \u00e0 ce jour, alors qu\u2019ils n\u2019\u00e9taient encore que 4.000 au d\u00e9but des ann\u00e9es 1990 et 5.000 vingt ans plus tard.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Construire du logement, dans le respect d\u2019une architecture villageoise et rurale<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Comme c\u2019est le cas dans toute la zone entourant Luxembourg-Ville, les terrains et les logements se vendent \u00e0 prix d\u2019or au sein de la commune. \u00ab&nbsp;<em>Avec de tels prix, on court le risque de perdre notre jeune g\u00e9n\u00e9ration, celle qui apporte dynamisme et vie \u00e0 une commune,<\/em> confie F\u00e9lix Eischen. <em>C\u2019est pourquoi nous essayons de<\/em><em> faciliter l\u2019acc\u00e8s au logement. \u00c0 cet \u00e9gard, nous soutenons le d\u00e9veloppement du projet Elmen de la <\/em><em>Socie\u0301te\u0301 Nationale des Habitations a\u0300 Bon Marche\u0301 (S<\/em><em>NHBM).&nbsp;Situ\u00e9 entre Olm et Capellen, ce quartier de 800 logements doit \u00eatre construit dans les quinze prochaines ann\u00e9es. Les travaux viennent de d\u00e9buter. Maisons et appartements y seront vendus entre 20 et 25 % en-dessous du prix du march\u00e9. <\/em>\u00bb<\/span><\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter\"><a href=\"https:\/\/www.athome.lu\/blog\/blog\/wp-content\/uploads\/2019\/01\/kehlen3.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/www.athome.lu\/blog\/blog\/wp-content\/uploads\/2019\/01\/kehlen3-1024x683.jpg\" alt=\"Logement \u00e0 Kehlen\" class=\"wp-image-11791\" srcset=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2019\/01\/kehlen3-1024x683.jpg 1024w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2019\/01\/kehlen3-300x200.jpg 300w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2019\/01\/kehlen3-768x512.jpg 768w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2019\/01\/kehlen3-18x12.jpg 18w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2019\/01\/kehlen3.jpg 1200w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/a><\/figure><\/div>\n\n\n\n<p><span style=\"color: #000000;\">D\u2019autres lotissements, incluant une mixit\u00e9 de biens immobiliers afin de r\u00e9pondre aux besoins des familles mais \u00e9galement des personnes vivant seules, des couples ou des familles monoparentales, ont \u00e9galement vu le jour ou sont sur le point de sortir de terre \u00e0 Keispelt, Nospelt et Kehlen.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Pour chaque nouvelle construction ou r\u00e9novation de grande ampleur effectu\u00e9e sur le territoire de la commune, Kehlen met un point d\u2019honneur \u00e0 ce que l\u2019identit\u00e9 architecturale des b\u00e2timents soit pr\u00e9serv\u00e9e. \u00ab\u00a0<em>D\u2019origine rurale, notre commune a longtemps v\u00e9cu de l\u2019agriculture,<\/em> pr\u00e9cise F\u00e9lix Eischen. <em>Nous pensons qu\u2019il est essentiel de pr\u00e9server ce patrimoine si possible. Si nous sommes conscients de ne pas pouvoir conserver toute ancienne construction, il nous semble \u00e9vident de veiller \u00e0 ce que les nouveaux am\u00e9nagements s\u2019int\u00e8grent de fa\u00e7on harmonieuse dans cet environnement. \u00a0<\/em>\u00bb<\/span><\/p>\n\n\n<section id=\"section-3-14695\" class=\" ct-section\" ><div class=\"ct-section-inner-wrap\"><div id=\"div_block-4-14695\" class=\"ct-div-block\" ><div id=\"new_columns-7-14695\" class=\"ct-new-columns\" ><div id=\"div_block-8-14695\" class=\"ct-div-block\" ><div id=\"div_block-14-14695\" class=\"ct-div-block\" ><\/div><\/div><div id=\"div_block-9-14695\" class=\"ct-div-block\" ><h1 id=\"headline-11-14695\" class=\"ct-headline\">Quels sont les prix de l'immobilier en ce moment ?<\/h1><div id=\"text_block-12-14695\" class=\"ct-text-block\" >Les prix ralentissent. Le territoire b\u00e9n\u00e9ficie ainsi de bonnes liaisons par la route et les transports en commun. Il est \u00e9galement proche du r\u00e9seau autoroutier et des gares ferroviaires de Capellen et <a href=\"https:\/\/www.athome.lu\/blog\/blog\/mamer-la-commune-aux-1000-atouts\/\">Mamer,<\/a> situ\u00e9es toutes deux \u00e0 seulement cinq kilom\u00e8tres. Nous esp\u00e9rons voir ces projets avancer tr\u00e8s prochainement.&nbsp;<\/em>\u00bb<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Des infrastructures modernes pour les jeunes<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Pour accompagner l\u2019expansion de sa population, la commune investit \u00e9galement beaucoup dans le d\u00e9veloppement de nouvelles infrastructures et l\u2019entretien de ses \u00e9quipements existants.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Elle s\u2019appuie ainsi sur un v\u00e9ritable campus \u00e0 Kehlen, regroupant des b\u00e2timents scolaires du primaire, un hall sportif accessible aux \u00e9coliers mais aussi \u00e0 tous les autres r\u00e9sidents de la commune, des aires de jeux, des terrains multisports et de football dont les vestiaires vont prochainement \u00eatre r\u00e9nov\u00e9s. Les adolescents, quant \u00e0 eux, sont nombreux \u00e0 se retrouver au sein de la maison des jeunes, qui va bient\u00f4t b\u00e9n\u00e9ficier d\u2019une seconde antenne \u00e0 Olm. \u00ab&nbsp;<em>Le projet Elmen inclut encore la construction d\u2019une nouvelle \u00e9cole fondamentale comprenant 24 salles de classe, soit un investissement de quelque 30 millions d\u2019euros.
