Bien au contraire, les hausses observ\u00e9es dans <a href=\"https:\/\/www.athome.lu\/blog\/blog\/athome-magazine-les-prix-immobiliers-au-luxembourg-avr-2019\/\">atHome Magazine Printemps 2019<\/a> sont importantes. Face \u00e0 une demande de plus en plus forte et \u00e0 une offre limit\u00e9e, le march\u00e9 immobilier luxembourgeois reste tendu.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Location&nbsp;: des loyers en hausse de 10% pour les appartements<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\"><strong>En mars 2019, pour louer un logement au Luxembourg, il faut pr\u00e9voir un budget moyen de 1 520 \u20ac pour un appartement et de 2 892 \u20ac pour une maison.<\/strong><br><\/span><br><span style=\"color: #000000;\">\u00c0 la suite d\u2019une hausse importante des loyers au printemps et \u00e0 l\u2019\u00e9t\u00e9 2018, les augmentations des prix constat\u00e9es sur les 12 derniers mois de l\u2019ann\u00e9e sont cons\u00e9quentes. Elles atteignent + 10% pour les appartements et + 16% pour les maisons. Cependant, on observe qu\u2019au cours du dernier semestre les prix des locations ont augment\u00e9, certes, mais moins rapidement compar\u00e9 \u00e0 la p\u00e9riode pr\u00e9c\u00e9dente.<\/span><br><span style=\"color: #000000;\">Plus concr\u00e8tement, pour la location d\u2019un appartement de 2 chambres, les plus nombreux dans l\u2019offre, il faudra d\u00e9bourser en moyenne 1 660 euros\/mois.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Par ailleurs, il faut pr\u00e9ciser que <strong>la r\u00e9gion Centre rassemble \u00e0 elle seule 65% des biens en location<\/strong> du pays. Les prix \u00e9lev\u00e9s des loyers s\u2019expliquent donc en grande partie par la localisation g\u00e9ographique des logements \u00e0 louer.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>Vente&nbsp;: les prix immobiliers poursuivent leur envol\u00e9e<br><\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Aujourd\u2019hui, <strong>le prix moyen d\u2019un appartement ancien au Luxembourg s\u2019affiche \u00e0 485 826 euros. Tandis le prix moyen d\u2019une maison atteint les 812 624 euros<\/strong> (prix affich\u00e9s, toutes surfaces confondues).<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">A la vente, la hausse observ\u00e9e sur l\u2019ann\u00e9e \u00e9coul\u00e9e est tr\u00e8s marqu\u00e9e. Les prix des appartements ont en effet progress\u00e9 de +12 % et ceux des maisons de +11%.<\/span><br><span style=\"color: #000000;\">Si la hausse avait d\u00e9j\u00e0 \u00e9t\u00e9 remarquable \u00e0 l\u2019automne dernier, celle-ci s\u2019est poursuivie \u00e0 la m\u00eame cadence sur les 6 derniers mois. <\/span><br><span style=\"color: #000000;\">Il faut quand m\u00eame souligner que les prix dans le Centre ont peu \u00e9volu\u00e9 au cours des 6 mois \u00e9coul\u00e9s, alors qu\u2019ils ont plus fortement augment\u00e9 dans les autres r\u00e9gions, en particulier \u00e0 l\u2019Ouest (de +4% \u00e0 +8% selon le type de logement) et \u00e0 l\u2019Est (+ 7% en moyenne ces 6 derniers mois).<\/span><\/p>\n\n\n<section id=\"section-3-14695\" class=\" ct-section\" ><div class=\"ct-section-inner-wrap\"><div id=\"div_block-4-14695\" class=\"ct-div-block\" ><div id=\"new_columns-7-14695\" class=\"ct-new-columns\" ><div id=\"div_block-8-14695\" class=\"ct-div-block\" ><div id=\"div_block-14-14695\" class=\"ct-div-block\" ><\/div><\/div><div id=\"div_block-9-14695\" class=\"ct-div-block\" ><h1 id=\"headline-11-14695\" class=\"ct-headline\">Quels sont les prix de l'immobilier en ce moment ?<\/h1><div id=\"text_block-12-14695\" class=\"ct-text-block\" >Les prix ralentissent. Et celui d\u2019une maison se monte \u00e0 4 386 \u20ac\/m2. Bien entendu, la ville de Luxembourg d\u00e9tient le record avec un prix moyen, tous biens confondus, de 8 000 \u20ac\/m2.<br><\/span><br><span style=\"color: #000000;\">Enfin, notons que l\u2019offre immobili\u00e8re \u00e0 la vente se concentre principalement dans le sud (40%) et le centre du pays (30%).<\/span><\/p>\n\n\n\n<p><span style=\"color: #333333;\"><strong>NB<\/strong>&nbsp;: Les prix pr\u00e9sent\u00e9s ici sont des moyennes calcul\u00e9es pour l\u2019ensemble du Luxembourg. Les prix de l\u2019immobilier peuvent en effet fortement varier d\u2019une r\u00e9gion \u00e0 l\u2019autre. Le Centre du Grand-Duch\u00e9 \u00e9tant la r\u00e9gion o\u00f9 les prix affich\u00e9s sont les plus \u00e9lev\u00e9s.
