Here is how to do so:<\/p>\n<p>On the one hand, <strong>calculate how much you can afford to contribute to your project.<\/strong> On the other hand, take <strong>30% to 40% of your annual income<\/strong> and multiply by the desired loan term. Add it all up. You get how much you could potentially borrow for financing a real estate project.<\/p>\n<p>Your path to the real estate quest can now begin.<\/p>\n<h2><strong>Apartment or house? It all depends on your household<\/strong><\/h2>\n<p>The choice of the ideal property will mainly depend on the number of people in your household.<\/p>\n<ul>\n<li><strong>If you are a single person or a couple: <\/strong>you can look for a 1 or 2 bedroom apartment. The surface of these apartments generally ranges from 40 to 90 square meters. You can enjoy your well-connected downtown apartment with a balcony, or your suburban penthouse with a large terrace: it all depends on your desires and budget!<\/li>\n<li><strong>If you have a child:<\/strong> you can opt for a 2 bedroom apartment of 70 to 100 square meters (there are a lot of them in Luxembourg). If you want to live in the city, your budget is tight and you have occasional custody (on weekends), you can opt for an apartment that has a bedroom for you, and arrange the living room on weekends to accommodate your child. Also, you should generally expect a 12 to 24-months delay before moving in (between the time you purchase the property and the time it's finally built) - and often, you don't want to wait that long before moving in your new property. Boilers might not be fully operational on day 1, Internet might not work, there could be unexpected thermal bridge or poorly executed soundproofing work. Another very important piece of advice: <strong>keep an open mind.<\/strong><\/p>\n<ul>\n<li><strong>If you want an apartment: <\/strong>don't be surprised to have a view on the road (which is very common in Luxembourg). The insulation can be very good, you can also have all the commodities nearby: a bus stop, a daycare center or a supermarket down your building. Now, we strongly advise you to prepare a checklist in advance to make sure you've seen everything important during your visits.<\/p>\n<h4><strong>Some examples of items we don't think about often that you could include on your list:<\/strong><\/h4>\n<ul>\n<li><strong>Windows and doors:<\/strong> is the thermal and sound insulation of good quality?<\/li>\n<li><strong>Shutters: <\/strong>are they in good condition, and do they black out well?<\/li>\n<li><strong>Sockets:<\/strong> are there enough of them and are they well placed?<\/li>\n<li><strong>Possible traces of humidity: <\/strong>are there any?<\/li>\n<li><strong>Double-check the orientation of the property with the compass <\/strong>of your smartphone<\/li>\n<li><strong>Property charges:<\/strong> how much does the current owner pay? How much will you pay for electricity, gas?<\/li>\n<li><strong>Ask questions about the neighborhood.<\/strong> If you visit the property in the middle of the day, it may be very quiet. But what about the weekend and the evening?<\/li>\n<\/ul>\n<p><strong>One final tip: make as many visits as possible.<\/strong> You need to confront your expectations with the reality of the market.
