Ces ajustements impactent la d\u00e9claration d\u2019imp\u00f4t, en prenant d\u00e9sormais en compte la date de disponibilit\u00e9 du logement pour d\u00e9terminer les plafonds de d\u00e9duction.<\/p>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading has-vivid-red-color has-text-color has-link-color wp-elements-55376709f7f602d29ecf0182fd07b658\"><strong>1. La date de disponibilit\u00e9 : un nouveau crit\u00e8re cl\u00e9<\/strong><\/h2>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>D\u00e9sormais, le plafond des int\u00e9r\u00eats d\u00e9biteurs d\u00e9ductibles est d\u00e9termin\u00e9 en fonction de la date de disponibilit\u00e9 du logement principal, et non plus de la date d\u2019emm\u00e9nagement. Cette date correspond au moment o\u00f9 le bien est pr\u00eat \u00e0 \u00eatre occup\u00e9, m\u00eame si l\u2019installation effective a lieu plus tard. <\/p>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>Elle varie selon le type de bien et son \u00e9tat :<\/p>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Pour un achat en VEFA (Vente en l\u2019\u00e9tat futur d\u2019ach\u00e8vement)<\/strong>, la date de disponibilit\u00e9 correspond \u00e0 la fin des travaux et \u00e0 la remise des cl\u00e9s.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Pour un logement existant<\/strong> : Si le bien est imm\u00e9diatement habitable (avec seulement quelques travaux l\u00e9gers comme de la peinture ou le remplacement de rev\u00eatements), la date de disponibilit\u00e9 correspond \u00e0 la date d\u2019achat. En revanche, si le logement n\u00e9cessite une r\u00e9novation compl\u00e8te avant d\u2019\u00eatre habitable, la date de disponibilit\u00e9 sera celle de l\u2019ach\u00e8vement des travaux essentiels.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>\ud83d\udca1 <strong>\u00c0 noter<\/strong> : un logement est consid\u00e9r\u00e9 comme inhabitable s\u2019il ne dispose pas des \u00e9quipements de base, tels qu\u2019un chauffage (central ou d\u2019appoint), des sanitaires, un espace cuisine et une pi\u00e8ce offrant un abri suffisant pour vivre et se reposer. Dans ce cas, la date de disponibilit\u00e9 correspond au moment o\u00f9 ces \u00e9l\u00e9ments sont en place, rendant l\u2019occupation possible.<\/p>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading has-vivid-red-color has-text-color has-link-color wp-elements-8bfa14576c04c5fe43589f24a1d3de6a\"><strong>2. Nouveaux plafonds de d\u00e9duction<\/strong><\/h2>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>Les plafonds des int\u00e9r\u00eats d\u00e9biteurs d\u00e9ductibles sont d\u00e9sormais d\u00e9finis en fonction de la date de disponibilit\u00e9 du logement :<\/p>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Disponibilit\u00e9 apr\u00e8s le 31\/12\/2022 : D\u00e9duction int\u00e9grale.<\/li>\n\n\n\n<li>Disponibilit\u00e9 entre 31\/12\/2018 et 01\/01\/2023 : 4.000\u20ac par personne.<\/li>\n\n\n\n<li>Disponibilit\u00e9 entre 31\/12\/2013 et 01\/01\/2019 : 3.000\u20ac par personne.<\/li>\n\n\n\n<li>Disponibilit\u00e9 avant 01\/01\/2014 : 2.000\u20ac par personne.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>Ces plafonds s\u2019appliquent \u00e0 chaque membre du m\u00e9nage, y compris le conjoint et les enfants, permettant ainsi une optimisation fiscale.<\/p>\n\n\n\n<div style=\"height:22px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>\ud83d\udca1 <strong>Bon \u00e0 savoir<\/strong> : l\u2019ann\u00e9e de l\u2019acquisition (2024), les frais de notaire li\u00e9s \u00e0 l\u2019ouverture de cr\u00e9dit ainsi que la commission bancaire sont \u00e9galement d\u00e9ductibles, en plus des int\u00e9r\u00eats d\u00e9biteurs.
