Le march\u00e9 des appartements anciens reste globalement <strong>stable <\/strong>(+0,1%), tandis que les appartements neufs poursuivent <strong>une tendance haussi\u00e8re<\/strong> (+1,2%). Ces dynamiques devront \u00eatre observ\u00e9es au cours des prochains mois pour \u00e9valuer leur <strong>durabilit\u00e9<\/strong>. Le prix moyen d\u2019une maison ancienne au Luxembourg toutes surfaces confondues est de 5 905 \u20ac\/m\u00b2, et celui d\u2019un appartement ancien est de 7 790 \u20ac\/m\u00b2.<\/p>\n\n\n\n<p><strong>Un march\u00e9 des ventes contrast\u00e9 selon les r\u00e9gions<\/strong><\/p>\n\n\n\n<p>En un an, les prix des maisons anciennes ont <strong>augment\u00e9 <\/strong>dans plusieurs zones, notamment dans l\u2019Est, le Centre et le Sud, o\u00f9 la <strong>demande <\/strong>reste <strong>forte<\/strong>. En revanche, les prix des appartements anciens enregistrent de <strong>l\u00e9g\u00e8res baisses<\/strong>, sauf dans l\u2019Est et le Nord, o\u00f9 une <strong>augmentation <\/strong>est constat\u00e9e. Concernant les appartements neufs, le march\u00e9 pr\u00e9sente des <strong>\u00e9volutions contrast\u00e9es<\/strong> : les prix <strong>diminuent <\/strong>significativement dans l'ensemble du pays sauf le Sud, qui affiche une dynamique plus <strong>stable<\/strong>. Ces tendances traduisent un <strong>r\u00e9ajustement <\/strong>du march\u00e9 et une <strong>pression accrue<\/strong> sur les maisons anciennes, reflet du retour des acheteurs pour ce type de bien.<\/p>\n\n\n\n<p><strong>Le march\u00e9 locatif : une baisse des loyers amorc\u00e9e<\/strong><\/p>\n\n\n\n<p>La <strong>baisse <\/strong>des loyers, amorc\u00e9e d\u00e8s la fin de l\u2019ann\u00e9e 2024, se <strong>confirme <\/strong>au premier trimestre 2025. Les loyers des maisons enregistrent une <strong>baisse <\/strong>de -1,8%, par rapport au trimestre pr\u00e9c\u00e9dent, tandis que les loyers des appartements connaissent un <strong>recul <\/strong>plus marqu\u00e9 (-2,5%). Ce repli traduit un <strong>r\u00e9\u00e9quilibrage <\/strong>du march\u00e9 locatif, avec une offre qui <strong>s\u2019adapte <\/strong>progressivement \u00e0 la demande apr\u00e8s une p\u00e9riode de tension. En moyenne, le loyer d\u2019un appartement au Luxembourg s\u2019\u00e9tablit \u00e0 1 779 \u20ac\/mois, tandis que celui d\u2019une maison atteint 3 152 \u20ac\/mois. <\/p>\n\n\n\n<p><strong>Des \u00e9volutions r\u00e9gionales vari\u00e9es<\/strong><\/p>\n\n\n\n<p>Les variations des loyers d\u00e9pendent fortement des r\u00e9gions. L\u2019Est enregistre une forte <strong>hausse<\/strong>, tandis que le Centre tire la tendance nationale vers le <strong>bas<\/strong>, avec une <strong>diminution <\/strong>marqu\u00e9e des loyers d\u2019appartements. L\u2019Ouest subit \u00e9galement une <strong>baisse <\/strong>significative des loyers de maisons, alors que le Sud et le Nord restent sur une tendance <strong>haussi\u00e8re<\/strong>. Ces diff\u00e9rences r\u00e9gionales refl\u00e8tent les <strong>dynamiques locales <\/strong>et <strong>l\u2019adaptation <\/strong>progressive du march\u00e9 aux nouveaux \u00e9quilibres de l\u2019offre et de la demande.<\/p>\n\n\n\n<p><strong>Des conditions favorables \u00e0 la poursuite de la reprise<\/strong><\/p>\n\n\n\n<p>Dans ce contexte, la <strong>prolongation <\/strong>des mesures fiscales en vigueur continue de <strong>soutenir <\/strong>le march\u00e9 immobilier. Parall\u00e8lement, les taux d\u2019int\u00e9r\u00eat restent <strong>comp\u00e9titifs<\/strong>, contribuant \u00e0 une dynamique plus <strong>favorable <\/strong>pour les acqu\u00e9reurs. L\u2019ensemble de ces \u00e9l\u00e9ments permet d\u2019entrevoir une poursuite de la reprise amorc\u00e9e en 2024, avec un march\u00e9 des ventes en constante <strong>progression <\/strong>sur les 4 derniers trimestres et un march\u00e9 locatif qui <strong>s\u2019ajuste <\/strong>progressivement.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Vente : l\u00e9g\u00e8re hausse des prix, une dynamique \u00e0 confirmer au prochain trimestre<\/h2>\n\n\n\n<p><strong>Evolution des prix de vente au m\u00e8tre carr\u00e9 annonc\u00e9s par trimestre<\/strong><\/p>\n\n\n\n<p>Apr\u00e8s une p\u00e9riode de <strong>stabilisation<\/strong>, les prix des maisons anciennes enregistrent une<strong> l\u00e9g\u00e8re hausse<\/strong> ce trimestre (+3,5 % par rapport au T4 2024). Du c\u00f4t\u00e9 des appartements anciens, le march\u00e9 reste globalement <strong>stable <\/strong>(+0,1 %), tandis que les appartements neufs poursuivent une tendance <strong>l\u00e9g\u00e8rement haussi\u00e8re <\/strong>(+1,2 %).
