Avec des volumes identiques \u00e0 ceux des 6 premiers mois de 2025. Et aux m\u00eames niveaux de prix !<br>Ces donn\u00e9es confirment nos pr\u00e9visions de juin qui tablent sur un second semestre dynamique et la continuation de l\u2019augmentation raisonnable des prix engag\u00e9e dans l\u2019existant.<\/p>\n\n\n\n<p>D\u2019autant que le Luxembourg reste un des pays o\u00f9 l\u2019achat est le plus rentable le plus rapidement en comparaison \u00e0 la location. Les mesures fiscales temporaires, prolong\u00e9es jusqu\u2019en juin 2025, ont stimul\u00e9 les transactions fin 2024 puis \u00e0 nouveau \u00e0 la mi-2025, mais principalement sur le march\u00e9 de l\u2019existant, peu sur celui du neuf.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote has-text-align-center is-layout-flow wp-block-quote-is-layout-flow\" style=\"border-style:none;border-width:0px;padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">\n<p class=\"has-text-align-center\"><strong>L\u2019\u00e9cart de prix entre appartements neufs et anciens, combin\u00e9 \u00e0 un d\u00e9ficit de confiance des acheteurs, freine la demande pour les constructions neuves.<\/strong><\/p>\n<\/blockquote>\n\n\n\n<p>Le retrait des investisseurs, frein\u00e9s par l\u2019incertitude sur la rentabilit\u00e9 et les perspectives de plus-value, accentue le blocage.<br>Sur le plan des prix, la tendance haussi\u00e8re observ\u00e9e d\u00e9but 2025 par atHome, sur base des annonces, s\u2019est retrouv\u00e9e dans les donn\u00e9es de l\u2019Observatoire de l\u2019Habitat reposant sur les actes notari\u00e9s.<\/p>\n\n\n\n<p>Toutefois, le regain d\u2019activit\u00e9 li\u00e9 \u00e0 l\u2019\u00e9ch\u00e9ance des mesures fiscales pourrait avoir provoqu\u00e9 une hausse m\u00e9canique des prix au 2e trimestre. Si le volume de transactions reste encore en retrait par rapport aux ann\u00e9es 2021-2023, l\u2019annonce de la fin prochaine des aides gouvernementales a suscit\u00e9 un regain d\u2019int\u00e9r\u00eat et redonn\u00e9 un certain dynamisme au secteur. Nous constatons aujourd\u2019hui un retour progressif de la confiance, accompagn\u00e9 d\u2019un changement notable dans les comportements : les futurs propri\u00e9taires prennent davantage le temps d\u2019analyser et de budg\u00e9ter leur projet avant de s\u2019engager. L\u00e0 o\u00f9 la d\u00e9cision se prenait plus rapidement il y a quelques ann\u00e9es, elle s\u2019inscrit d\u00e9sormais dans une d\u00e9marche plus r\u00e9fl\u00e9chie et s\u00e9curis\u00e9e.
