Le redressement concerne avant tout le segment des logements existants, o\u00f9 l\u2019activit\u00e9 a \u00e9t\u00e9 soutenue par une plus grande stabilit\u00e9 des taux d\u2019int\u00e9r\u00eat, par des mesures fiscales temporaires et par l\u2019ajustement des prix intervenu entre 2022 et 2024. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Apr\u00e8s cette phase de correction, les prix semblent avoir atteint un palier, avec des variations limit\u00e9es et parfois h\u00e9t\u00e9rog\u00e8nes selon les p\u00e9riodes et les segments, qui sugg\u00e8rent davantage une phase de stabilisation qu\u2019un v\u00e9ritable cycle haussier. L\u2019\u00e9volution de l\u2019activit\u00e9 reste n\u00e9anmoins sensible au calendrier des incitations publiques, qui a g\u00e9n\u00e9r\u00e9 des effets d\u2019anticipation et des fluctuations marqu\u00e9es du volume des transactions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Le contraste demeure prononc\u00e9 avec le march\u00e9 du logement neuf. Le nombre de ventes d\u2019appartements en construction reste nettement inf\u00e9rieur aux niveaux d\u2019avant-crise, sous l\u2019effet combin\u00e9 d\u2019un \u00e9cart de prix persistant avec l\u2019ancien, d\u2019une confiance encore fragile des acheteurs et d\u2019un d\u00e9sengagement des investisseurs, confront\u00e9s \u00e0 des contraintes de financement plus strictes.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote has-text-align-center is-layout-flow wp-block-quote-is-layout-flow\" style=\"border-style:none;border-width:0px;padding-top:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20)\">\n<p class=\"wp-block-paragraph\"><strong>\u00c0 l\u2019horizon 2026, les perspectives apparaissent contrast\u00e9es mais ouvertes. Par contre on constate que la phase de r\u00e9flexion des acheteurs est l\u00e9g\u00e8rement plus longue qu\u2019auparavant, ce qui engendre des d\u00e9lais prolong\u00e9s au niveau de la concr\u00e9tisation des ventes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Quant \u00e0 la VEFA, on observe une diff\u00e9rence majeure entre les projets en cours de construction ou d\u2019ach\u00e8vement, et les projets n\u00e9cessitant encore un certain taux de pr\u00e9vente. Tandis qu\u2019il y a une forte demande pour les projets neufs en phase d\u2019ach\u00e8vement, les projets avec des d\u00e9lais de livraison incertains g\u00e9n\u00e8rent encore une r\u00e9ticence aupr\u00e8s des acheteurs.
