Les prix de vente poursuivent leur ajustement, avec une tendance l\u00e9g\u00e8rement baissi\u00e8re qui confirme la dynamique amorc\u00e9e au trimestre pr\u00e9c\u00e9dent.<br><br>Ce mouvement se traduit par un retour progressif \u00e0 des niveaux observ\u00e9s un an auparavant. Les maisons anciennes repassent ainsi sous la barre des 6 000 \u20ac\/m\u00b2, tandis que les appartements anciens passent \u00e0 nouveau sous les 8 000 \u20ac\/m\u00b2 apr\u00e8s une ann\u00e9e marqu\u00e9e par des niveaux plus \u00e9lev\u00e9s. Si cette \u00e9volution confirme un repli, elle reste mesur\u00e9e et s\u2019apparente davantage \u00e0 un ajustement li\u00e9 \u00e0 la diminution des volumes de transaction.<br><br>Le segment du neuf appara\u00eet plus directement impact\u00e9. Apr\u00e8s un pic observ\u00e9 entre le premier et le deuxi\u00e8me trimestre 2025, les prix des appartements neufs poursuivent leur baisse et se maintiennent sous les 10 000 \u20ac\/m\u00b2. Cette tendance s\u2019inscrit dans un contexte de ralentissement du secteur de la construction et de commercialisation plus difficile des projets sur plan.<br><br>En parall\u00e8le, le march\u00e9 locatif se distingue par une grande stabilit\u00e9. Apr\u00e8s la hausse observ\u00e9e d\u00e9but 2025, les loyers \u00e9voluent d\u00e9sormais tr\u00e8s l\u00e9g\u00e8rement d\u2019un trimestre \u00e0 l\u2019autre, notamment pour les appartements, dont les niveaux restent \u00e9lev\u00e9s. Cette situation refl\u00e8te une demande toujours soutenue, en particulier dans les zones les plus attractives, contribuant \u00e0 maintenir une pression sur les prix.<br><br>Enfin, les \u00e9volutions observ\u00e9es confirment l\u2019importance des sp\u00e9cificit\u00e9s locales dans la formation des prix. Si certaines r\u00e9gions enregistrent des variations plus marqu\u00e9es, la majorit\u00e9 des mouvements reste contenue, traduisant des ajustements progressifs plut\u00f4t qu\u2019une tendance uniforme \u00e0 l\u2019\u00e9chelle nationale. Les appartements affichent une \u00e9volution quasi nulle sur le trimestre (+0,3 %), confirmant une tendance tr\u00e8s lin\u00e9aire depuis plusieurs mois. Du c\u00f4t\u00e9 des maisons, une l\u00e9g\u00e8re baisse est observ\u00e9e (-2,2 % compar\u00e9 au trimestre pr\u00e9c\u00e9dent), sans pour autant remettre en cause le niveau de prix observ\u00e9 depuis plusieurs trimestres. Le Centre concentre une grande partie de la demande, ce qui se traduit par une hausse notable des loyers d\u2019appartements (+6,2 %). Dans les autres r\u00e9gions, les variations restent plus mesur\u00e9es, avec quelques ajustements \u00e0 la baisse, notamment pour les maisons (jusqu\u2019\u00e0 -10,4 % dans le Sud).
