R\u00e9sultat : <strong>en moyenne, les acheteurs paient 7,2% de moins que le prix affich\u00e9<\/strong>, soit environ 52 000 \u20ac d\u2019\u00e9cart par bien. Apr\u00e8s deux ann\u00e9es de baisse, les prix se stabilisent et repartent l\u00e9g\u00e8rement \u00e0 la hausse. Pour s\u00e9curiser ces avantages (B\u00ebllegen Akt, droits d\u2019enregistrement r\u00e9duits, imposition abaiss\u00e9e sur les plus-values), une partie des acheteurs a acc\u00e9l\u00e9r\u00e9 sa d\u00e9cision et accept\u00e9 de finaliser la transaction \u00e0 un prix proche de celui affich\u00e9.<\/p>\n\n\n\n<p>Le STATEC signale d\u2019ailleurs une activit\u00e9 exceptionnellement \u00e9lev\u00e9e sur la p\u00e9riode, li\u00e9e \u00e0 l\u2019anticipation de l\u2019\u00e9ch\u00e9ance. D\u00e8s le T3 2025, l\u2019\u00e9cart remonte vers son niveau habituel, ce qui confirme un effet principalement temporaire.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">D'o\u00f9 vient la d\u00e9cote ?<\/h2>\n\n\n\n<p>L\u2019\u00e9cart total sur la p\u00e9riode T1 2025 - T1 2026 se d\u00e9compose en deux phases distinctes :<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.athome.lu\/blog\/?attachment_id=18676\"><img loading=\"lazy\" decoding=\"async\" width=\"403\" height=\"413\" src=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-151444.png\" alt=\"\" class=\"wp-image-18676\" srcset=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-151444.png 403w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-151444-293x300.png 293w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-151444-12x12.png 12w\" sizes=\"auto, (max-width: 403px) 100vw, 403px\" \/><\/a><\/figure>\n<\/div>\n\n\n<p><strong>Les maisons se n\u00e9gocient plus que les appartements.<\/strong><\/p>\n\n\n\n<p>Avec un \u00e9cart total de 8,3% contre 6,5% pour les appartements, les maisons subissent \u00e0 la fois plus de r\u00e9visions de prix et une n\u00e9gociation plus forte. Sur une maison affich\u00e9e \u00e0 1,2M \u20ac, cela repr\u00e9sente pr\u00e8s de 100 000 \u20ac d\u2019\u00e9conomie pour l\u2019acheteur. Coh\u00e9rent avec le STATEC qui observe une baisse de -1,0% sur 12 mois pour les prix des transactions des maisons existantes contre +0,2% pour les appartements : un march\u00e9 o\u00f9 les prix officiels baissent est logiquement un march\u00e9 o\u00f9 la n\u00e9gociation est plus \u00e9lev\u00e9e.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Tendances par budget<\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.athome.lu\/blog\/?attachment_id=18659\"><img loading=\"lazy\" decoding=\"async\" width=\"472\" height=\"367\" src=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-14253211.png\" alt=\"\" class=\"wp-image-18659\" srcset=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-14253211.png 472w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-14253211-300x233.png 300w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-14253211-15x12.png 15w\" sizes=\"auto, (max-width: 472px) 100vw, 472px\" \/><\/a><\/figure>\n<\/div>\n\n\n<p><strong>Les biens chers se n\u00e9gocient davantage.<\/strong><\/p>\n\n\n\n<p>Les biens au-del\u00e0 de 800k\u20ac affichent un \u00e9cart total de 8,1%, soit plus d\u20191 point au-dessus des segments inf\u00e9rieurs. Sur un bien affich\u00e9 \u00e0 1,5M\u20ac, l\u2019acheteur typique \u00e9conomise en moyenne 122 000\u20ac.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Tendances par r\u00e9gion<\/strong><\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.athome.lu\/blog\/?attachment_id=18666\"><img loading=\"lazy\" decoding=\"async\" width=\"628\" height=\"292\" src=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-142942.png\" alt=\"\" class=\"wp-image-18666\" srcset=\"https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-142942.png 628w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-142942-300x139.png 300w, https:\/\/www.athome.lu\/blog\/wp-content\/uploads\/2026\/04\/Capture-decran-2026-04-30-142942-18x8.png 18w\" sizes=\"auto, (max-width: 628px) 100vw, 628px\" \/><\/a><\/figure>\n<\/div>\n\n\n<p>Le STATEC observe que les prix sont fortement influenc\u00e9s par la distance vis-\u00e0-vis de Luxembourg-Ville, cette m\u00eame logique s\u2019applique \u00e0 l'Indice d'Ajustement des Prix : plus on s\u2019\u00e9loigne de la capitale, plus l\u2019\u00e9cart entre prix affich\u00e9 et prix pay\u00e9 se creuse.<\/p>\n\n\n\n<p>Le Sud, march\u00e9 le plus actif, affiche les prix les plus proches de la r\u00e9alit\u00e9 transactionnelle.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>En conclusion<\/strong><\/h2>\n\n\n\n<p>Sur la p\u00e9riode T1 2025 - T1 2026, l\u2019Indice d\u2019Ajustement des Prix met en \u00e9vidence un \u00e9cart total de 7,2% entre prix affich\u00e9 et prix final de transaction. Cet \u00e9cart provient majoritairement de la n\u00e9gociation, tandis que la r\u00e9vision vendeur n\u2019en repr\u00e9sente qu\u2019environ un tiers. <\/p>\n\n\n\n<p>Les d\u00e9cotes les plus \u00e9lev\u00e9es se concentrent sur les maisons, les r\u00e9gions p\u00e9riph\u00e9riques et les biens sup\u00e9rieurs \u00e0 800 000 \u20ac, l\u00e0 o\u00f9 l\u2019ajustement entre attentes et r\u00e9alit\u00e9 transactionnelle est le plus marqu\u00e9.<\/p>\n\n\n\n<p>En pratique, l\u2019indice donne un rep\u00e8re suppl\u00e9mentaire pour mieux calibrer un prix de mise en vente, objectiver une n\u00e9gociation et suivre la dynamique du march\u00e9 dans le temps.<\/p>\n\n\n\n<p>Ce que cela signifie : L\u2019Indice d\u2019Ajustement des Prix donne une tendance, pas une promesse.
