Optez pour un plan d\u2019\u00e9pargne logement.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Destin\u00e9 \u00e0 toute personne dont l\u2019objectif est un achat immobilier, cette \u00e9pargne vise \u00e0 faciliter l\u2019acc\u00e8s \u00e0 la priorit\u00e9 en se constituant un capital.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">L\u2019objet d\u2019un contrat d\u2019\u00e9pargne logement est de permettre \u00e0 un futur acheteur,&nbsp; de b\u00e9n\u00e9ficier d\u2019un pr\u00eat avec des conditions avantageuses pour le financement de son habitation personnelle. Le contrat doit \u00eatre souscrit en vue de financer la&nbsp;<strong>construction<\/strong><strong>, <\/strong>l<strong>'<\/strong><strong>acquisition<\/strong><strong>&nbsp;<\/strong>ou la<strong>&nbsp;<\/strong><strong>transformation<\/strong><strong>&nbsp;<\/strong>d'un appartement ou d'une maison pour sa r\u00e9sidence principale, y compris le prix du terrain.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Globalement, un contrat d\u2019\u00e9pargne logement se d\u00e9compose g\u00e9n\u00e9ralement en deux \u00e9tapes : une \u00e9tape \u00ab \u00e9pargne\u00bb et une \u00e9tape \u00ab cr\u00e9dit \u00bb. Durant la phase \u00e9pargne, vous \u00e9pargnez une partie de la somme requise pour financer un projet immobilier<\/span><\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>La phase \u00e9pargne<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Tout d\u2019abord, sachez que les comptes \u00e9pargne logement sont g\u00e9r\u00e9s par des caisses d\u2019\u00e9pargne logement agr\u00e9\u00e9es par l\u2019\u00e9tat luxembourgeois (ou vers\u00e9s \u00e0 une caisse d\u2019\u00e9pargne agr\u00e9\u00e9e dans un autre pays de l\u2019Union europ\u00e9enne). Si vous souscrivez un contrat d\u2019\u00e9pargne logement dans votre banque, celle-ci se mettra en relation avec une caisse d\u2019\u00e9pargne logement&nbsp; partenaire. Il en existe plusieurs au Luxembourg. Vous pouvez aussi ouvrir un compte d\u2019\u00e9pargne logement directement aupr\u00e8s d\u2019une caisse agr\u00e9\u00e9e.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Durant la phase d\u2019\u00e9pargne, vous constituez un capital qui vous permettra \u00e0 terme d\u2019emprunter \u00e0 taux avantageux et fixe pour un achat immobilier.Une fois le contrat sign\u00e9, aussi bien les conditions de taux de la partie\u00ab \u00e9pargne \u00bb que&nbsp; de la partie \u00ab cr\u00e9dit \u00bb sont fix\u00e9es une fois pour toute.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Cette \u00e9pargne est donc sans risque. C\u2019est une valeur s\u00fbre. Les versements plac\u00e9s sur votre compte \u00e9pargne vont g\u00e9n\u00e9r\u00e9s des int\u00e9r\u00eats garantis qui viendront grossir au fur et \u00e0 mesure votre \u00e9pargne.<\/span><br><span style=\"color: #000000;\"> Les versements sont libres, et modulables. Au cours de la p\u00e9riode d\u2019\u00e9pargne vous pouvez aussi effectuer des versements suppl\u00e9mentaires n\u2019importe quand.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Les cotisations vers\u00e9es dans le cadre d\u2019un contrat d\u2019\u00e9pargne-logement sont, sous certaines conditions, d\u00e9ductibles fiscalement.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Ces cotisations ainsi que les int\u00e9r\u00eats cr\u00e9diteurs vers\u00e9s sont d\u00e9ductibles \u00e0 hauteur maximum de 672 euros par an. Ce plafond est major\u00e9 de son propre montant pour le conjoint (ou le partenaire) et pour chaque enfant faisant partie du m\u00e9nage du contribuable. C\u2019est-\u00e0-dire 672 euros par membre du m\u00e9nage.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\"> Un plan d\u2019\u00e9pargne logement est souscrit pour une dur\u00e9e de 10 ans.
