Quelles sont les diff\u00e9rences\u00a0?<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Le taux fixe <\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Lorsque l\u2019on parle de pr\u00eat \u00e0 taux fixe, il s\u2019agit d\u2019un cr\u00e9dit dont le taux d\u2019int\u00e9r\u00eat, et par cons\u00e9quent les mensualit\u00e9s de remboursement, resteront identiques pendant toute la dur\u00e9e de vie du cr\u00e9dit immobilier.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><br><span style=\"color: #000000;\"> Les caract\u00e9ristiques du cr\u00e9dit \u00e0 taux fixe sont les suivantes\u00a0:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"color: #000000;\"> Le taux d\u2019int\u00e9r\u00eat est fixe<\/span><\/li>\n\n\n\n<li><span style=\"color: #000000;\"> Le co\u00fbt total du cr\u00e9dit, la somme des int\u00e9r\u00eats pay\u00e9s \u00e0 la banque, est maitris\u00e9<\/span><\/li>\n\n\n\n<li><span style=\"color: #000000;\"> La dur\u00e9e des remboursements est connue \u00e0 la signature du pr\u00eat<\/span><\/li>\n\n\n\n<li><span style=\"color: #000000;\"> Le montant des \u00e9ch\u00e9ances est constant<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><br><span style=\"color: #000000;\">Globalement, en choisissant un taux fixe, l\u2019acqu\u00e9reur conna\u00eet d\u00e8s le d\u00e9part tous les \u00e9l\u00e9ments qui constitueront son emprunt immobilier.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Le taux variable<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Dans le cas du pr\u00eat \u00e0 taux variable, le montant total du remboursement \u00e0 effectuer pour le pr\u00eat peut varier.\u00a0<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">En effet, le taux d\u2019int\u00e9r\u00eat du cr\u00e9dit fluctue en fonction d\u2019un indice de r\u00e9f\u00e9rence d\u00e9termin\u00e9 lors de la souscription du cr\u00e9dit. Les banques vont g\u00e9n\u00e9ralement indexer leurs cr\u00e9dits sur un indice, comme l\u2019indice EURIBOR\u00a0(Euro interbank offered rate). \u00a0\u00a0<\/span><br><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">En d\u2019autres termes, les remboursements mensuels \u00e9volueront en fonction des taux d\u2019int\u00e9r\u00eats \u00e0 la hausse ou \u00e0 la baisse. Avec le taux variable, on ne conna\u00eet donc pas \u00e0 l\u2019avance le co\u00fbt total (somme des int\u00e9r\u00eats) puisqu\u2019il est influenc\u00e9 par l\u2019indice, \u00e0 la faveur ou \u00e0 la d\u00e9faveur de l\u2019emprunteur.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><span style=\"color: #000000;\">Le taux r\u00e9visable<\/span><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Face au dilemme opposant fixe et variable, il existe une alternative permettant de coupler les deux types de financement. Cela s\u2019appelle le pr\u00eat \u00e0 taux fixe r\u00e9visable (ou taux semi-fixe).<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Vous commencez \u00e0 rembourser selon un taux fixe, qui sera transform\u00e9 en taux variable apr\u00e8s quelques ann\u00e9es.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"color: #000000;\">Le taux d\u2019int\u00e9r\u00eat est fix\u00e9 en g\u00e9n\u00e9ral pour une p\u00e9riode d\u00e9finie (3, 5 ou 10 ans). Durant cette p\u00e9riode, le taux reste donc inchang\u00e9, ce qui permet de pr\u00e9voir exactement les montants \u00e0 rembourser.
