{"id":7683,"date":"2016-04-14T13:22:28","date_gmt":"2016-04-14T12:22:28","guid":{"rendered":"https:\/\/www.athome.lu\/blog\/?p=7683"},"modified":"2022-05-11T09:42:59","modified_gmt":"2022-05-11T07:42:59","slug":"mise-location-logement-etat-detre-loue","status":"publish","type":"post","link":"https:\/\/www.athome.lu\/blog\/louer\/bailleurs\/mise-location-logement-etat-detre-loue\/","title":{"rendered":"La mise en location: un logement en \u00e9tat d\u2019\u00eatre lou\u00e9"},"content":{"rendered":"\n<p><span style=\"color: #000000;\">Avocate en droit immobilier \u00e0 Luxembourg, Ma\u00eetre Claudia Thirion, nous apporte son expertise sur les recommandations pratiques avant la conclusion d\u2019un contrat de bail<\/span>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong>L\u2019obligation de d\u00e9livrance du bailleur\u2026.<br><\/strong><strong>\u2026d\u2019un appartement en bon \u00e9tat d\u2019entretien<\/strong><\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Lorsqu\u2019un propri\u00e9taire met \u00e0 disposition un bien \u00e0 louer, celui-ci doit s\u2019assurer que le bien se trouve en bon \u00e9tat.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Cela signifie que le bailleur est oblig\u00e9 d'ex\u00e9cuter, avant le d\u00e9but de la location, les r\u00e9parations ou remises en \u00e9tat requises pour d\u00e9livrer l'objet en bail, m\u00eame s'il s'agit de r\u00e9parations qui, en cours du bail, seraient \u00e0 charge du locataire (Tribunal d'arrondissement de Luxembourg, 26 mars 1998, r\u00f4le n\u00b0 56336).<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Ma\u00eetre Claudia Thirion pr\u00e9cise que &nbsp;les parties peuvent d\u00e9roger \u00e0 cette r\u00e8gle par une clause du contrat de bail.
