What you need to know before renovating a home

Beware, this is one of those projects where you should not rush into it: renovating a house or a flat. Here's our advice before you start.
What are the necessary steps?
The term "renovation" covers a wide range of situations: from repairing a ruin to a few coats of paint, or installing a new heating system, the gaps are wide! So it's essential to start by defining your project precisely. Among other things, this will enable you to work out which tradespeople you'll need to call on, and in what order. The second step is to put a precise figure on the work, and therefore establish a budget, as well as calculating the time needed to complete it. This is the time to ask for quotes from professionalsand their availability. Once you have these documents, you can compare prices. Don't go straight to the cheapest one, but make sure that the quality of the work is good and that the craftsmen are reliable.
What permits should be requested?
In Luxembourg, any construction, renovation or transformation of a building is subject to a building permit. The application must be sent to the local authority in whose area the property is located. If your project is simply to redo a roof or a facade, you must send the same administration a declaration of works at least ten days before the start of the work. Finally, you should be aware that work that has an impact on the energy performance of the property will generally be subject to an amendment to the energy renovation pass if it is not mentioned in the building permit.
