Renting in Luxembourg: documents to be presented

Lack of time or love at first sight, renting a property can be done very quickly, especially in Luxembourg where properties to rent are quite rare.
As the market is very dynamic, it is important to be particularly reactive when searching for a property, and to give yourself the best chance of success when visiting a property.
It is therefore advisable to prepare a file containing all the documents required for the rental in advance. And of course, you should not forget to collect the sum required for the rental guarantee: in Luxembourg, this cannot exceed three months' rent. It should also be noted that the amount of the rent may not exceed 5 % of the purchase price of the property.
As far as the documents themselves are concerned, your file must contain proof of your identity (identity card, passport), your income (salary slips, tax notices, etc.) and a bank statement.
Please note that the landlord will have no right to ask you for documents relating to your private life, such as a marriage contract, social insurance card, bank statements, etc.
What guarantees should be provided?
A rental guarantee is not compulsory, but is always requested. However, it can take different forms: money paid to the landlord, a guarantee provided by your bank or provided by the State (under certain conditions).
You are also obliged to take out comprehensive home insurance, of which the landlord may request a copy of the policy. In the case of a furnished rental, you will also need to provide contents insurance.
