Renting a flat in Luxembourg: what is the budget?

Rental property prices in Luxembourg

The rent is the fixed part of your rental budget. According to our study in atHome Magazine Autumn 2018The average rent for a studio is 1000 €, for a flat 1486 € and for a house 2740 €. Real estate agency fees

This is a fee that generally amounts to 1 month's rent. Depending on the agency, this can be doubled. They are entirely the responsibility of the tenant. The agency fee for a rental covers: visits, administrative work and drawing up the rental lease.

The rental guarantee

The rental guarantee is paid to the owner of the flat or house to be rented. It can also be paid into a bank account in the name of the tenant. The amount of the rental guarantee cannot exceed 3 months' rent. This guarantee serves to protect the landlord in the event of unpaid rent and deterioration of the property. In all cases, we advise you to carry out an inventory of fixtures at the beginning and end of the rental period.

Rental risk insurance

The tenant is obliged to take out insurance to cover the risks of fire, water damage and other risks. Are you renting a furnished flat? Your insurance must also include a "contents insurance" clause.
The rental risk insurance is a basic insurance that only covers damage to the building. If you also want to insure your property and your civil liability, it is better to take out a comprehensive home insurance policy that includes the clauses of the rental risk insurance.

Let's say you rent a two-bedroom flat with a rent of €1,400.

Your rental fee would be :
- Rent: €1,400
- Agency fees: 1 400 € or 2 800 € depending on the agency
- Rental guarantee: between €1,400 and €4,200
- Rental insurance: basic rate from €120 per year for a 3-room flat
