Steps to sell your home

Selling your flat or house is no easy task, especially, of course, in areas where supply is high. There are several steps that must be taken to ensure that you have the best chance of success.

1- Know the market prices

The first key to a property sale is the market price. Before anything else, it is therefore advisable to find out what transactions have taken place in your area for similar properties. Overestimating the price of your property reduces the chances of selling it, as does selling it off: not only will you lose out, but potential buyers will be looking for the wolf. To get an initial idea of the price, estimate online your property on atHome.

2- Selling at the right time

The time of year is also important for the sale of a property. Job changes, the start of the new school year or other reasons: many factors play in favour of the spring period (the sale has to take place), but also the summer period.

3. Enhance the value of your property

Preparing the house to optimise the chances of selling is a crucial step. Of course, it is not a question of renovating the entire property, but rather of "depersonalising" it so that interested parties can project themselves when they visit it. This involves neutral decoration (goodbye to granny's knick-knacks) and highlighting the rooms, which will appear all the more spacious as they will be free of all unnecessary furniture. You may wish to call on the services of a home staging professional. Also think about the details, the socket that sticks out from the wall, the light bulb that needs changing, the drawer that sticks in the kitchen, etc.

4- Contact a real estate agent

Before contacting an estate agent who will be responsible for selling the property, remember to gather all the necessary information: the surface area of each room, the date of construction of the building if it is a flat, etc. This information will be invaluable to the agent when he or she informs interested parties. Your "mission" is almost complete when you give an agent a mandate. All you have to do is greet the visitors with your best smile. Your estate agent will do the rest of the work by promoting your property (agency window, website, classified ads, etc.) and organising visits.
