Property tax measures extended to 30 June 2025

The property market in Luxembourg has been given a further boost. Announced on 13 December 2024 by Prime Minister Luc Frieden, several major tax measures that were due to expire at the end of 2024 have been extended until 30 June 2025.

Extended measures: what you need to know

  • Bëllegen Akt "doped" : A reduction in registration fees to reduce your costs when buying a property.

  • Bëllegen Akt for rental investors Tax benefits for those who invest in buy-to-let properties.

  • Accelerated depreciation at 6% A quick tax deduction for homeowners, ideal for reducing your tax bill.

  • Reduced taxation on capital gains Less tax to pay if you sell a property, making transactions more attractive.

What does this mean in practical terms?

  • For buyers Less acquisition costs thanks to Bëllegen Akt.

  • For investors A tax framework that supports your rental projects.

  • For sellers : Reduced taxation to make it easier for you to sell.

  • For homeowners : The possibility of continuing to depreciate your property quickly.

These schemes are extended until 30 June 2025with retroactive effect to 1ᵉʳ January 2025, but will not be renewed afterwards. If you have a project in mind, now is the time to get started.
