What are the property prices in the South of the country?

For some time now, the Southern region has been the one with the largest real estate offer for sale in Luxembourg (on atHome.lu). In spite of this, it is the Centre region that receives the most requests from prospective buyers. An imbalance between supply and demand which benefits the Southern region since prices are much more attractive there, about 15% cheaper compared to the national average for the acquisition of a house.
Purchase: prices in the south of Luxembourg
According to our latest estimates, to buy a property in the South of the Grand Duchy, the average price is 405,742 euros for a flat and 710,136 euros for a house. The increases observed over the last 6 months are respectively +4% and +7%.
In this sector, the municipality of Esch-sur-Alzette is the most sought-after by Internet users, followed by Dudelange and Differdange.
Rent: rents in southern Luxembourg
As far as renting is concerned, rental prices are just as attractive in the South: on average from 1,142 per month for a flat and €2,550 per month for a house.
Compared to national averages, rents for flats are 25% lower in this region. For houses, rental prices are 12% lower than the average.
As with buying, Esch-sur-Alzette is the most popular place to rent in the south of the country.
