Renting: how do you prepare your application?

The rental market in Luxembourg remains very dynamic, with sustained demand, particularly around the capital. Landlords often receive several applications for the same property. In this context, a well-prepared application is your best chance of making the difference. Here's how to put together a clear, complete and convincing application.
1. Prepare a complete and clear dossier
Gather all the essential documents: identity document, employment contract, last three payslips and last rent receipts if you are already a tenant.
If you have a guarantor, add their supporting documents (income, relationship with you) and, if possible, a signed letter confirming their commitment to act as guarantor.
To make the most of your application, you can also include :
- a letter of recommendation from your previous landlord,
- a certificate of employment stating your seniority or professional stability.

2. Presenting your dossier with care
If you are submitting your application digitally, please use a single PDF file, easy to open and read. Name it clearly, for example : Dossier_location_Name_Firstname.pdf.
Look after your accompanying message A short, polite and personal introduction can make all the difference. Explain briefly who you are, your professional situation and why this property is what you're looking for.
If you are hand-delivering your dossier, present it in a clean, well-organised folder.
3. Reassure the owner
Above all, landlords are looking for reliable tenants. So emphasise the factors that can reassure them: stable employment, regular income, no payment incidents, etc.
If you are a non-smoker or pet-free, mention this too - it may be seen as an asset depending on the property.

4. Making a good impression during the visit
The visit is often decisive. Dress neatly, be punctual and courteous. Ask a few questions about the property (charges, equipment, surroundings, etc.) to show your interest, without being too insistent.
Once the visit is over, submit your application quickly and confirm that you have received it. A polite reminder a few days later is entirely appropriate and demonstrates your motivation.
