Interview with Property Hunter Luxembourg

We went to meet Audrey Papy and Marylin Debythe two founders of Property Hunter Luxembourg, to talk about their work as property hunter.

What does the job of a property hunter involve?

The profession of property hunter has developed around a simple idea: a service dedicated exclusively to the buyer. This is the major difference with the real estate agent profession, which is positioned on the seller's side. Although complementary, these are two completely different activities.

In concrete terms, the property hunter approaches all sellers on the property market: private individuals, estate agents, notaries, property dealers and business introducers. The objective is to have a global view of the market and to find the property that our clients are looking for.

Because each client is different, the property hunter offers a tailor-made service. At Property Hunter Luxembourg, We take the time to understand our clients' projects and their specific needs, and to compare their expectations with the realities of the market.

Advice is essential to us and our role goes beyond simply finding properties, which is also why each client has his or her own adviser who knows the specifics of his or her case.

As consultants, we accompany our clients through the entire buying process and assist them in signing the preliminary and final deeds at the notary's office. We also help them to buy at a fair price because, as real estate experts, we know how to estimate and negotiate a property.

In the end, the important thing is that the customer makes a good investment that meets his or her personal needs and desires.

Why use the services of a property hunter?

Buyers are increasingly demanding. A property purchase represents a substantial budget in Luxembourg, so it is important to find the ideal home. In addition to this high level of demand, clients do not always have the time, skills or patience to compare different properties.

The added value of our service is based on our knowledge of the Luxembourg property market and its complexity. The buyer is sure to buy at the right price. We also monitor the client's file once it has been submitted to the real estate agent to ensure that the offer is processed in the best possible way.

Our mission is also to secure the property of our clients, whether it be in terms of town planning, charges or useful works. We also work proactively with architects and contractors to obtain an estimate of the amount of work required before submitting an offer.

How would you sum up your year 2018?

After a year of activity exclusively focused on real estate research, the results are very positive.

We have developed a network of varied and quality partners allowing us to offer our clients a global view of the market and to have access, in preview, to properties not yet on the market. This allows us to offer them exclusively to our clients and to show them around before anyone else.

We have also expanded our team and automated our internal procedures, always with the aim of being as responsive and efficient as possible in a very tight property market.

In the face of rising property prices, what do you see as the prospects for the coming years?

The demand on the Luxembourg real estate market has been growing steadily for several years, mainly due to the arrival of new foreign inhabitants and historically low mortgage interest rates. If economic activity remains strong, the imbalance between housing supply and demand in Luxembourg will be difficult to fill in the coming years, as the supply of housing cannot keep up with demographic growth. Prices are therefore likely to continue to rise.

What are the property prices at the moment?

Prices are slowing down. Interest rates are rising. What are the trends for the coming months?
