Rental benefits all types of property!

The average cost of renting a flat in Luxembourg is €1,352The prices posted over the last 6 months are still up (+21TP2Q), mainly for large properties (more than 3 bedrooms). The prices posted over the last 6 months are still on the rise (+2%), mainly for large surfaces (over 3 bedrooms). The posted prices of other areas have tended to stabilise over the last 6 months. Count on an average rent of 2 334 € for an old house. Rents for houses are also stabilising, with only 3-bedroom houses seeing an increase of 5% over the same period. We can therefore note, for both flats and houses, a strong demand for this type of surface.

Some stabilisation in the older sector

The number of flats for sale nationwide over the last 12 months has stabilised. Studios and large surfaces are very often distinguished by the evolution of their posted prices over the last 6 months (+5%). The sale prices of houses have stabilised over the last 6 months, with only the large surfaces (4 bedrooms) showing an increase of 3%. The average budget for an old flat is €400,704 and €678,769 for an old house. These figures must of course be weighed against the strong regional disparities. Confidence in buying property in Luxembourg remains high. Flats are often the target of first-time buyers for their life project or to build up their assets.

Stable prices in new buildings

It would appear that the change in VAT from 3% to 17% on new property investment has had a direct impact on the prices quoted 12 months ago, however we can see that these prices have stabilised now and are even decreasing slightly on some properties.
Overall, - 0.78% on the posted prices of the last 6 months, which corresponds to a average price of €479,181 for a new flat in Luxembourg. The price per square metre now reaches €5,646 (+0.77% in one year).
