All our developments are built by leading developers, and are eligible for the new government grants.

Why buy new in Luxembourg?

It's the perfect time for those looking to invest: the Government has just unveiled a new series of tax incentives for buyers and investors. These measures will valid in 2024 onlyt. Clearly, those who buy this year will benefit. A number of measures are specifically targeted at off-plan purchases, making new-build property even more attractive in 2024.

If you're thinking of buying a new-build property (delivered or off-plan), here's what could persuade you to make the move this year:

  1. The Government issues special, time-limited grantsThese include accelerated depreciation at 6% over 6 years, a €20,000 "Bëllegen Akt for investors" per person, and a reduction in capital gains tax to a quarter of the overall rate. Find out more here). This aid is limited to those buying in 2024.
  2. Developers now offer guaranteed fixed prices throughout the construction period.
  3. New and recent properties are favoured: Banks offer attractive interest rates for A or B energy passes. The difference can be as much as 0.4 points between a property with an A energy passport and one with an H or I passport.
  4. Interest rates have fallen in Luxembourg. With atHomeFinanceFor example, you can take out a fixed-rate loan for 1 to 3 years, then renegotiate it when interest rates fall. In this way, you can benefit from an attractive purchase price now and reduce your monthly repayments later.

Significant benefits over time

New-build property may be more expensive to buy, but the long-term benefits are considerable. For a property bought off-plan :

  • There are no additional charges: No work required. The property complies with the latest standards and regulations. And the price is guaranteed by the developers for the duration of the build.
  • The property is covered against hazards: your property is covered by a number of insurances and guarantees (perfect completion, ten-year guarantee, etc.). In the event of a defect, the developer is responsible for making the necessary alterations.
  • Energy costs are greatly reduced: Modern homes have very low energy bills, thanks to excellent insulation and highly efficient energy production systems (heat pumps, etc.). That's the advantage of buying a home with a high energy certificate (A or B).
  • The environmental impact is under control: the construction of the building must meet strict standards in terms of decarbonisation and respect for the environment. The buildings are equipped with devices to limit their impact on the environment (rainwater retention basins, solar panels, etc.).
  • New homes are generally more expensive than average: the comfort and energy efficiency of recent buildings justify a higher rent.
