Rental investment: the importance of location

We continue our feature on rental investment. After thehe choice of flatLet's look at the location.
As you will see, the location of the accommodation you are going to rent is fundamental to achieving your objectives, whatever they may be.

The location, the first criterion of choice

When making a rental investment, the biggest risk is that of vacancy. Not finding tenants for your property or having to choose occupants "by default" and risking non-payment of rent are not good prospects. The solution to this problem can be found in one word: location! In this case, the location of the property you are going to buy.

Location according to your future tenants

The location of the property is indeed the main criterion for buying a flat that you wish to rent. First of all, it is essential to adapt it to its "target", i.e. the type of tenant envisaged. For example, if you are buying a studio apartment, it is likely to be for students or young professionals. It is therefore preferable to look for a property in an area close to a city centre and from which students can easily reach their campus. A larger property will require a family to move in. In this case, it is important to be close to schools and recreational areas. Of course, it is also necessary to ensure that there is a demand for rental accommodation.

Location according to your objectives

In choosing a location, your objectives will also be taken into account. You will first think about rental profitability if you plan to pay back a mortgage with the rent received. But your expectations may be different. For example, you may give priority to the asset value of your property. In this case, investing in an upmarket area where property prices are higher and profitability lower is a good option. Or do you have the idea of realising a capital gain by reselling the property in the medium or long term? With this in mind, districts that are the subject of urban renewal operations are likely to offer good opportunities.
