Property prices vary according to the region. atHome.lu reveals the main findings of its study of prices in Luxembourg.

NORTH


With the planned A7 motorway linking the city directly to the north of the country, prices already appear to be on the rise, with a clear increase of 8% for rentals and 12% for sales (flats and houses combined). On average, you need to budget €301,971 for all floor areas combined to buy a flat in the north of France, and €493,442 for a house. The Nord region seems to be the new target for families and long-term investors.

WEST


The West region's market share represents 22% of all our flat and house ads nationwide. The majority of ads in this region are for houses (67%). This region attracts investors and families looking to settle down for longer. The majority of ads are for 2-bedroom properties (59%). There has been a 6% increase in prices for 3-bedroom properties.

CENTRE


 With its population density, the Centre region supports the growth of the real estate market on a national scale. 31% are flat ads, and 22% are house ads. The rapid needs of new arrivals, students, etc. mean that demand for flats is more or less rapid, leaving houses for investment at a later date. The majority of flats are 2-bedrooms, while houses are almost equally divided between 3, 4 and 5-bedrooms.

EAST


Average advertised prices for flats have risen over the past year: +7% for flats, compared with just +0.17% for houses, all areas combined and over a 1-year period. The average budget for a flat for sale is €367,782, and for a house €648,478. Junglinster has the highest average price per m2, with €4,886 for a flat and €5,009 for a house.

SUD


The South region concentrates the largest number of ads: 33% of the houses for sale in Luxembourg are in this region and 46% for flats. For example, rents are more affordable here, with an average price of €1,164 and an average sale price of €430,409 for all areas combined. This appeal can be seen in the rising number of applications.
