Real estate is 40% cheaper in the North of the country

As you know, property prices in Luxembourg vary from one region to another. Prices in the north of the Grand Duchy are not the same as in the centre of the country. Here is a comparison of prices by region, published in atHome Magazine October 2017.

North: an attractive region for small budgets

With 9% of the real estate offer published on atHome.lu, this region is the least sought after by our users. However, it remains attractive for future homeowners with a lower budget who are looking for a flat or a house in the countryside. The average price for a 2-bedroom flat is now €342,350 (posted prices), an increase of 6% over the last 12 months. Living in a 4-bedroom house will cost you an average of €562,902, which is €10% more than last year. Despite this strong growth, these two types of property remain on average 40% cheaper than those in the centre of the country. The majority of properties for sale in the Northern region are located in Ettelbruck, a town less than 35 km from Luxembourg City.

West: prices stabilising

The Western region of the Grand Duchy currently represents 9% of the properties offered for sale on atHome.lu, with a large majority of houses. The average selling prices are relatively high and slightly above the national average (+4% for flats and +7% for houses). The average price for a two-bedroom flat is around 420,000€ and for a four-bedroom house 753,961€. Average prices have remained relatively stable since last year, although there has been a slight increase for smaller properties. Bridel and Mamer are the locations with the highest price per m².

Centre: the capital and Strassen are the most expensive

As every year, the Centre region is the most sought-after region on atHome.lu, both for sale and for rent. Centre is also more sought-after than all the other regions for rentals. Whatever the transaction, the majority of ads in Centre published on atHome.lu, concern flats. Over the last 12 months, we have observed an increase in the average sale price of flats of 6%, all surfaces included. The average budget for a 2-bedroom flat in this region is now €582,278. The capital remains the most expensive locality in the region, followed by Strassen. Note that buying a flat in the Centre region will cost you 36% more than the national average.

East: a region poor in supply real estate

The East region remains, this year again, the least supplied with real estate (7% of the national offer). While we can observe an increase in the posted prices of flats (+6% on average since last year), the average posted price of houses in the Eastern region of the Grand Duchy remains relatively stable. You can now expect to pay more than €400,000 for a two-bedroom flat (+7% compared to last year).

South: still very attractive

The second most popular region on atHome.lu, the South concentrates 52% of ads related to sales and 20% of ads related to rentals. This demand has pushed up the sale prices: +8% on average for a flat and +9% for the purchase of a house, compared to last year. The average budget for a two-bedroom flat is now €374,577 and €644,486 for a four-bedroom house, two very popular properties in the region. Despite this growth, prices remain below the national average and 35% cheaper than in the Centre region. The South therefore remains an interesting alternative due to its affordability and its consequent offer. Leudelange, close to the rapidly expanding Cloche d'or, has seen a significant increase in its price per m² since last year (+11%) and is now the most expensive locality in this region.
