Property prices up sharply in Luxembourg

In Luxembourg, property prices continue to rise...strongly! The average prices observed in September 2019 confirm the upward trend in the country.

Renting: An average price of 1,576 euros to rent a flat

This autumn, rents are averaging €1,576 for flats and €2,960 for houses (average rent for all areas).

Over the last 12 years, there has been an increase of 6% and 8% in average rental prices respectively. This increase in rental rates is less pronounced compared to the previous period (March 2018-March 2019), when rents rose very sharply by between 10 and 16%. Indeed, it can be seen that over the last 6 months, rental prices have slowed down their increase. This is good news for those who are looking for a property to rent.
For example, for a one-bedroom flat, tenants will have to pay an average of €1,390 in rent.

Finally, it should be remembered that the majority of rental properties are still located in the centre of Luxembourg, hence the average prices remain high.

Buying: A budget of €6,152/m2 to buy a flat

In September 2019, to become a homeowner in Luxembourg, an average budget of 527,757 euros is required for an old flat 859,280 for a house (average prices posted).

If the price increases observed during our last study (in March 2019) were already significant, we observe, in this autumn 2019, even more important increases. Indeed, average prices have risen sharply over the last 12 months: +14% for flats and +12% for houses.

The housing shortage in the country is becoming more and more acute. The high demand is inexorably pushing up property prices.
Today, it is €6,152 per square metre that buyers have to budget to become the owner of a flat in the Grand Duchy. In Luxembourg City, the price per square metre is €9,562.
