House prices in Luxembourg in October 2018

Rent: €1000 rent for a studio

This autumn 2018, it will cost an average of €1,486 per month to rent a flat and €2,740 for a house in the Grand Duchy (all surfaces combined).

Over the last 12 months, average rental prices have risen more sharply in comparison with previous years. Specifically, rents for flats have increased by 5%, and those for houses by 6%. With the exception of 3 and 4-bedroom houses, this increase concerns all types of flats and houses. A new threshold has now been crossed: the average rent for a studio apartment in Luxembourg is now 1,009 euros.

It should be noted that the Centre region alone concentrates a majority of the country's rental advertisements. This is particularly true of the city of Luxembourg, which has the effect of pulling up the average rental price.

Sales : Towards an acceleration of the price rise?

In September 2018, expect to spend an average of €460,983 to buy a flat and €764,860 for a house (old property - all surfaces).

The average price per square metre of an old flat is 5,390 euros this autumn 2018. For a house, it is now 4,308 euros/m2.

There has been an increase of 8% in posted sales prices for flats, and 9% for houses for sale over the last 12 months. As for rentals, this increase is also more marked than in the previous period, 2016-2017. Could this be a sign of an acceleration of the price rise? While the signal is still weak, this trend is worth watching.

New build: Demand remains strong in the Centre

Average prices for new flats continue to rise. In September 2018, an average budget of €558,204 is required to purchase a new flat all areas combined, an increase of 6 % over the last 12 months.
The price per square metre of a new flat reaches €6,250.
