Real estate: what are the prices in Luxembourg in 2020?

How have property prices in the Grand Duchy evolved in recent months? Is real estate still on the rise and if so, by how much? 
We answer these questions by revealing the average prices posted in spring 2020, also published in atHome Magazine April 2020

Renting: An average price of 1,616 euros to rent a flat

Today, to rent a flat in Luxembourg, you need to budget an average of 1,616 for a flat and €2,963 for a house (average rents, all areas combined).
Over the last 12 months, the increases observed were in the order of 6% for flats and 2 % for houses. These increases are finally more reasonable than in March 2019 when rents rose very sharply.

On the supply side of atHome.lu, 2-bedroom flats are the most represented. For this type of accommodation, expect to pay an average of €1,761 in spring 2020. This high price can be explained by the high demand and the location of these flats, mainly in the capital and the centre of the country. It should be noted that The Centre region accounts for 67% of the country's rental properties.

Sale : A budget of €6,500/m2 to buy a flat

Property prices are a popular topic of discussion in the country. Indeed, with remarkable increases, prices are under scrutiny in Luxembourg!
This is evidenced by the fact that the average increase over the last 12 months is 15% for flats and 9% for houses.

In the former, the average posted prices are now 559,873 for a flat and €882,099 for a house (all surfaces combined).

It can only be noted that the still insufficient supply to meet the many demands of residents continues to push prices up.

In March 2020, an average of €6,596/m2 for an old flat in the Grand Duchy. The capital, on the other hand, still has record prices with an average price of €9,528/m2.
