Should you buy upstairs or downstairs?

One of the big considerations when buying a flat is whether you are going to buy upstairs or downstairs.

It is not only about having a good view, it is also about price. Indeed, generally flats positioned on the upper levels of a residence are more expensive, being not only more attractive for investors and owners, but also for tenants.

Ground floor flat: the pros

  • Yard or garden
    The main advantage of ground level flats is that they often include courtyard, terrace or garden areas, which are much larger than balconies. Especially if they are well positioned, they offer additional living space...during the summer months of course.
  • Lack of stairs
    The ground floor flats make it easier for the elderly or people with reduced mobility to get in. Moreover, in a residence without a lift, the advantage makes sense.
  • No neighbours below
    No need to worry about disturbing downstairs neighbours, especially if you have children.

  • Privacy / security concerns
    This is particularly true in city centre areas, where a high proportion of the population are single women, and tenants. For them, safety is a major concern.
  • Noise and disturbance
    The ground floor can be very noisy due to other residents passing through the entrance hall and vehicle traffic.
  • Upstairs neighbours
    Noise from the flats above can be a major concern for buyers and tenants.

First floor flat: the pros

  • Improvement of the view
    The view attracts more buyers when selling, especially in cities and near water.
  • More security and privacy
    The upstairs flats are located further away from the street and usually have windows that are not accessible.
  • More natural light
    This is important in the city centre, where daylight is sometimes overshadowed by tall buildings.

 First floor flat: the cons

  • Less attractive for pensioners
    For areas with a large population of elderly people, stairs are a major concern. Investing in a first floor flat without a lift may be less attractive for landlords.
  • Too hot
    Depending on the orientation of the flat, properties on the top floor can sometimes be too hot in summer.
